　特許文献７には、集合住宅の共同玄関に設置され、各住戸に設置された住宅情報盤を呼び出して、インターホンを通じての通話制御を行うとともに、住宅情報盤に付加接続されたセキュリティセンサーなどの発報信号を検知判別して、警報信号を出力させるコントローラを内蔵させた集合住宅用ロビーインターホンにおいて、前記コントローラは、住宅情報盤をポーリング走査したときに、ポーリングされた住宅情報盤から異常信号が返信されたときには警報信号を出力させるとともに、その異常信号を返信した住宅情報盤に割り当てたアドレスを、表示部に表示させる構成とした集合住宅用ロビーインターホンが開示されている。
　また、特許文献８には、施設内の異なる部屋に配置され、火災を検出する複数の火災感知器と、前記複数の火災感知器の検出結果に基づいて、火災の位置を特定する火災位置特定部と、前記施設内に人がいるか否かを検出する検出部と、前記複数の火災感知器のうちの少なくとも一つが火災を検出し、且つ、前記検出部において人がいないことを検出した場合に、前記火災の位置を示す情報を表示する表示装置とを備える、火災報知システムが開示されている。

　特許文献１記載の異常相互監視通報システムは、建物内の近隣住戸間で異常を相互に監視できるようにしたものであるが、相互監視を強制的に行うことを好まない居住者も多く、その実効性が問題であり、またコストも高くつく。
　特許文献２記載の防犯システムは、主として多数の防犯カメラと撮像箇所付近に設置された威嚇ユニット、住戸ごとに設置された監視装置とで、高い防犯機能を求めたものであるが、システムに多額の費用がかかるという問題がある。
　特許文献３記載の緊急通報システムも、徹底した監視システムを構築しようとするものであるが、多額の設備投資が必要であり、一般の集合住宅やオフィスビルへの導入は難しい。
　特許文献４記載の集合住宅インターホンシステムにおける集合玄関機は、来訪者が居住者を呼び出して通話するためにエントランスに設置された集合玄関機であるため、緊急時の異常発生信号に対し、居室情報や種別情報が表示されていても集合玄関機にしか表示されず、建物外から確認することはできない。すなわち、建物の近くを通りがかった通行人が緊急事態を把握することはできない。
　特許文献５記載のインターホンシステムにおける集合玄関機の表示部における各企業の広告情報や自治体からの地域情報等も、主として建物居住者を対象としたものであり、また、建物の近くを通りがかった通行人に建物内の緊急事態を知らせるようにしたものではない。
　特許文献６記載の安全保障システムは、表示体としての透明集合表示体の機構や機能を特徴とするものであり、特許文献７記載の発明は、特許文献４、特許文献５と同様、インターホンシステムに関する発明であり、特許文献８記載の発明は火災報知システムに関する発明であるが、これらも建物の近くを通りがかった通行人に建物内の緊急事態を知らせるようにしたものではない。
　本発明は、上述のような背景のもとに、多額の設備投資を要することなく、一般の集合住宅やオフィスビルへの導入および普及が可能であり、かつ建物内に生じた緊急事態を建物の近傍を通行する通行人も察知できるようにして、建物の居住者等の安全を図ることができる建物用通報システムを提供することを目的としたものである。
　本発明の建物用通報システムは、通信手段による建物内ネットワークに接続された緊急事態を通報するための緊急事態通報手段が建物内の各戸または建物内の共用部に設置されており、前記緊急通報手段によって通報された緊急事態の通報を受信し、前記緊急事態通報手段によって発せられた緊急事態に関する情報と前記通報が発せられた部屋または共用部の位置に関する情報を表示するための緊急事態表示手段が前記建物の外壁面であって、前記建物の外を通行する通行人から見える位置に設置されていることを特徴とするものである。
　建物の外を通行する通行人から見える位置とは、より具体的には、例えば当該建物近傍の道路または通路から見える位置であり、緊急事態表示手段を建物の外壁面、例えば玄関近傍の外壁面など人目につく位置に設置することで、建物内の居住者に限らず、近くを通りがかった人々も緊急事態であることを容易に察知することができる。
　建物の管理員が不在である場合でも、居住者または通行人が早期に緊急事態を察知することで、早期に対処することができる。
　また、緊急事態表示手段は、建物の外壁面に限らず、建物の敷地内の建物外などに設置してもよい。例えば、敷地内であって、建物の前あるいは周囲を通る道路に近い位置に設置すれば、建物の外を通行する通行人が緊急事態表示手段を容易に認識することができる。また、建物の敷地内の周辺道路から見える位置に設置すれば、設置のための地代が削減でき、管理やメンテナンスも容易である。
　また、緊急事態表示手段は１箇所に限らず、複数個所に設置すればより効果的であり、また建物の外を通行する通行人から見える位置に設置するものに加え、別途、建物の玄関内や、建物の他の通用口近傍にも設置するようにしてもよい。この他、緊急事態表示手段を例えば建物の屋上に設置してもよい。
　また、本発明でいう緊急事態には、例えば住戸の居住者あるいはテナントにいる人が急病で動けない、あるいは大怪我をしたなどの健康の被害に関する緊急事態や、住居あるいはテナントに強盗あるいは不審者が侵入したといった犯罪の被害に関する緊急事態などが含まれる。
　この場合、複数の緊急事態が同時に生じることは稀であるが、複数の緊急事態が同時に発生した場合でも、それらを区別して表示できるように、表示区画を分けたり、予備の表示区画を設けることもできる。
　また、発生した緊急事態が、火災や事故、居住者などの急病、怪我、強盗や不審者の侵入であるかに応じて、異なる表示方法または異なる表示位置となるようにしてもよい。
　また、緊急事態表示手段に付随させて、電話その他の通報手段を設けることもできる。警察や救急、警備会社などへの直通の通報手段を設置しておけば、緊急事態表示手段の表示に従って、緊急事態を直ちに通報することができる。
　さらに、緊急事態表示手段に各住戸や共用部に設置された他の個別の表示手段に対する通信機能を併設することもでき、その場合、緊急事態が発生した近隣の住戸あるいは特定階の住戸や共用部の表示手段あるいは通話手段に連絡することができる。ただし、いたずらに利用されないよう、必要に応じ、緊急事態の発生時やその種類に応じて利用に制限をかけるようにすることが望ましい。
　また、建物外部から犯罪者が意図的に虚偽の通報や操作を行って建物への侵入を図ることを防止するためには、信号の経路を制限したり、あるいはプログラム的なセキュリティーをかけることが考えられる。
　建物内の各戸または共用部に設置される緊急事態通報手段としては、例えば操作ボタンまたは通話手段を備えた無線または有線の通報装置などを用いることができるが、その形態は特に限定されない。また、例えばペンダント型、ブレスレット型、鍵型の子機としての通信装置を親機としての固定式の通報装置と併用するといったこともできる。
　また、緊急事態表示手段に関しては、１つの建物に対する緊急事態表示手段に限らず、近接する複数の建物で共用できる共用の緊急事態表示手段を設け、各建物に設置されている緊急通報手段によって通報された緊急事態の通報を共用の緊急事態表示手段で受信し、近接する複数の建物の緊急事態に関する情報と通報が発せられた複数の建物内の部屋または共用部の位置に関する情報を、共用の緊急事態表示手段で表示するようにすることもできる。
　この共用の緊急事態表示手段は、近接する複数の建物のうちのいずれか１つまたは複数の建物の近傍の道路または通路から見える位置に設置すればよい。その場合、共用の緊急事態表示手段は、近接する複数の建物のいずれかの建物の敷地内に設置してもよいし、別途確保した敷地外の土地に設置してもよい。
　居住者や通行人がより容易にかつより早期に察知できる条件としては、緊急事態表示手段自体が人々の目を引く、目立つものであり、人々の興味、関心を引くものであることが重要である。
　このように、緊急事態表示手段自体を目立つものとし、人々の興味、関心を引くものとする手段として、緊急事態表示手段を観賞用の絵画、写真、または映像の表示手段、または宣伝用の画像または映像を表示する表示手段を兼ねる装置とし、常時、人々の視線を集めるようにしておくことが望ましい。
　具体的には、例えば緊急事態表示手段として大型のディスプレイを備えた表示装置を用い、普段は観賞用の絵画、写真、または映像、あるいは宣伝用の画像または映像を表示し、緊急事態の通報を受けたときに、画面全体または画面の一部を切り替えて、建物内に緊急事態が発生していることを表示するようにすることもできる。
　なお、緊急事態表示手段は、大型のディスプレイを備えた表示装置など、それ自体独立して設置されるものに限らず、例えば建物の外壁面に表示する装置としては、建物の外壁面をスクリーンとして、スクリーンに向けて映像を投影するプロジェクター装置を備えたものなどを利用することもできる。
　さらに、より人々の視線を集め、常時から人々の興味、関心を引くものとするためには、建物を象徴するイメージキャラクターあるいは動植物、乗り物、または芸術作品などを模した造形物を設け、緊急事態表示手段をこのようなイメージキャラクターまたは造形物に近接させて設置することが考えられる。
　あるいは、緊急事態表示手段を、このような建物を象徴するイメージキャラクターまたは造形物に組み込んで設置することも考えられる。
　また、緊急事態表示手段は、文字、画像、または映像の出力手段に加え、音声出力手段を備えた表示手段とすることもできる。視覚だけでなく、音声でも緊急事態を知らせるようにすれば、より人々の注意を喚起することができ、また離れた位置にいる人々も緊急事態を察知することができる。
　なお、緊急事態表示手段は、この他、予算に余裕があれば、建物共用部、例えば建物内のエントランス、各階のエレベータホールなどにも簡易的な緊急事態表示手段を設置することができる。
　また、一般的な通報システムのように、建物内の管理室、または外部の遠隔監視施設にも設置することができるが、それらは建物の玄関近傍や通用口近傍に設置される緊急事態表示手段としての装置とは異なる態様のものとすることができる。
　また、建物内の各戸にも簡単な通報機能を備えた緊急事態表示手段を設け、建物内の住人が相互に通報を受けられるシステムを付け加えてもよい。
　本発明の建物用通報システムの基本的な構成要素は建物内の各戸または建物内の共用部に設置される通報手段と建物の外を通行する通行人から見える位置に設置される表示手段であり、通報手段自体は簡易な構造のものとすることができるため、多額の設備投資を要することなく、比較的低コストのシステムとして、一般の集合住宅やオフィスビルへの導入および普及が容易である。
　緊急事態表示手段を建物近傍の道路または通路などから見える位置といった人目につく位置に設置することで、建物内の居住者に限らず、近くを通りがかった通行人も緊急事態であることを容易に察知することができ、建物の管理員が不在である場合でも居住者や通行人が早期に緊急事態を察知し、早期に対処することができる。このようにして建物内に生じた緊急事態を効率的に通報し、建物の居住者等の安全を図ることができる。
　緊急事態表示手段に、常時は観賞用の絵画、写真、または映像、あるいは宣伝用の画像または映像を表示し、緊急事態表示手段自体を目立つものとしておけば、常時、人々の関心、注目を集めることで、突発的に発生する緊急事態の通報をより確実に伝達することができる。
　すなわち、外部の通行人も緊急事態表示手段を普段から気に留めるようにすることで、緊急事態が発生したいざというときに、居住者だけでなく通行人も緊急事態をすぐに察知することができるという効果がある。
　さらに、より人々の視線を集め、常時から人々の興味、関心を引くように、建物を象徴するイメージキャラクターまたは造形物を設け、緊急事態表示手段をこれらと組み合わせて設置することで、建物のイメージアップを図りつつ、建物の安全性を高めることができる。

　以下、本発明を添付した図面に基づいて説明する。
　図１は本発明の建物用通報システムで用いる緊急事態表示手段の設置状況の一例を概念的に示したものである。
　この例では、緊急事態表示手段としての大型のディスプレイを備えた緊急事態表示装置１を、集合住宅としての建物２１の前を通る道路に面した敷地内に設置してある。
　なお、図１では、作図上、緊急事態表示装置１が建物２１の玄関に近い位置に描かれているが、本発明では玄関の近傍の場合に限らず、例えば図４に示されるように建物２１の敷地内において、道路２４に面した位置に設置することを想定している。
　緊急事態表示装置１が建物２１の道路２４に面した目立つ位置に設置してあることで、建物内で何らかの緊急事態が発生したときに、建物２１の居住者や配送業者等だけでなく、建物２１の近くを通る通行人も緊急事態を容易に察知することができる。
　緊急事態表示装置１のディスプレイには、普段は観賞用の絵画、写真、または映像などを表示することで、建物に出入りする居住者や建物の前を通りがかった人々の心を和まし、建物のイメージを向上させることができる。また、観賞用の絵画や映像の代わりに宣伝用の画像または映像などを表示させてもよい。
　この場合、額に入れた絵画や写真と異なり、イメージデータを記憶させた記憶媒体を利用して、絵画や写真の画像を変えることができる。また、通信回線によるデータの受信手段を利用して、随時、画像や映像を変えたり、あるいはリアルタイムで映像を流すこともできる。
　建物内で、住人の病気や怪我、犯罪者や不審者の侵入など、何らかの緊急事態が発生したときは、緊急事態通報手段を設置した各戸あるいは共用部からの通報を受信して、表示装置１に緊急事態の表示を行う。緊急事態通報手段と表示装置１は、有線または無線の通信回線などによる建物内ネットワークに直接または間接的に接続され、コントローラなどを介して緊急事態通報手段からの情報を表示装置１に表示することができる。なお、これらの間に外部の監視施設などを介在させて管理することもできる。
　緊急事態の表示形態としては、緊急事態の通報を受けたときに、例えば表示装置１のディスプレイの画面全体または画面の一部を切り替えて、建物内に緊急事態が発生していることを表示するようにすることができる。その場合、例えば緊急事態通報手段によって発せられた緊急事態に関する情報と通報が発せられた部屋または共用部の位置に関する情報などが表示される。
　また、表示装置１のディスプレイを利用した文字あるいは画像、映像などによる緊急事態の表示に加え、スピーカーなどの音声出力手段を設ければ、視覚だけでなく、音声でも緊急事態の発生を知らせることができ、より人々の注意を喚起することができる。また、離れた位置にいる人々にも緊急事態を知らせることができる。
　また、表示装置１の近傍には、図１に示すように建物を象徴するイメージキャラクターの表示物２あるいは例えば動植物や乗り物、芸術作品などを模した造形物を設置したり、あるいは表示装置１をそのようなイメージキャラクターまたは造形物に組み込むなどして、より人々の関心を引き寄せ、建物のイメージアップを図りつつ、建物の安全性を高めることもできる。
　なお、緊急事態表示手段は１箇所に限らず、複数個所に設置すればより効果的であり、また、別途、建物の玄関近傍や、建物の他の通用口近傍にも設置するようにしてもよい。図１の例では玄関脇の外壁面にも、別途、緊急事態表示装置４１を設置している。
　また、図示していないが、この他、建物共用部、例えば建物内のエントランス、各階のエレベータホールなどにも簡易的な緊急事態表示手段を設置することができる。また、建物内の各戸にも簡単な通報機能を備えた緊急事態表示手段を設け、建物内の住人が相互に通報を受けられるシステムを付け加えてもよい。
　さらに、一般的な通報システムのように、建物内の管理室、または外部の遠隔監視施設にも、別途、緊急事態表示手段を設置することができる。
　図２は本発明の建物用通報システムで用いる緊急事態通報手段の建物住戸内への設置状況の一例を概念的に示した図である。
　この例では、集合住宅などの建物の住戸３１内に、緊急事態の通報機能の加え、簡易な表示機能を備えた通報装置兼表示装置１１を設置してあり、住人が病気や怪我により救助が必要な場合や、住戸３１内への犯罪者の侵入があった場合などに、通報装置兼表示装置１１によって、緊急事態を通報できるようになっている。
　図３は本発明の建物用通報システムの一実施形態における各住戸内に設置された緊急事態通報手段と建物の外部に設置された緊急事態表示手段の関係を概念的に示した図である。
　この例では、建物としての集合住宅２１の各住戸３１内に通報装置兼表示装置１１が設置され、さらに１階のエントランスホール２３にも共用部通報装置兼表示装置１２が設置されている。
　建物２１の敷地内の周辺道路に面した位置には、大型のディスプレイを備えた緊急事態表示装置１が取り付けられており、この表示装置１のディスプレイには、普段は観賞用の絵画、写真、または映像、あるいは宣伝用の画像または映像などが表示される。
　なお、この例では、緊急事態表示装置１を地球儀型の造形物３に組み込んで設けてあり、表示装置１のディスプレイには、普段は観賞用の絵画、写真、または映像、あるいは宣伝用の画像または映像などが表示される。
　また、この例では、建物２１の敷地内に設置した上記緊急事態表示装置１に加え、玄関２２の上方の２階部分の外壁面にも緊急事態表示装置４２を取り付けてある。
　集合住宅２１の何れかの住戸３１内からの病気や怪我の通報や、エントランスホール２３からの不審者の侵入などの通報があった場合には、表示装置１のディスプレイの画面全体または画面の一部を切り替えて、建物内に緊急事態が発生していることを表示する。
　その場合、例えば緊急事態通報手段によって発せられた緊急事態に関する情報と通報が発せられた部屋または共用部の位置に関する情報などが表示される。
　図４は本発明の建物用通報システムで用いる緊急事態表示手段の設置位置の一例として、１つの建物２１に対し、その敷地内の周辺道路に面する位置に緊急事態表示装置１を設置した場合を示したものである。緊急事態表示装置１は敷地内に複数設置してもよい。
　図５および図６は、それぞれ本発明の建物用通報システムで用いる緊急事態表示手段の設置位置の他の例を示したものである。緊急事態表示手段は、図４のように１つの建物２１に対する緊急事態表示手段に限らず、近接する複数の建物２１ａ、２１ｂ、２１ｃ、２１ｄで共用できる共用の緊急事態表示装置１とすることができる。
　すなわち、各建物２１ａ、２１ｂ、２１ｃ、２１ｄに設置されている緊急通報手段によって通報された緊急事態の通報を共用の緊急事態表示装置１で受信し、近接する複数の建物の緊急事態に関する情報と通報が発せられた複数の建物２１ａ、２１ｂ、２１ｃ、２１ｄ内の部屋または共用部の位置などに関する情報を、共用の緊急事態表示装置１で表示するようにすることができる。
　この場合、共用の緊急事態表示装置１は、近接する複数の建物２１ａ、２１ｂ、２１ｃ、２１ｄのうちのいずれか１つまたは複数の建物の近傍の道路２４または通路から見える位置に設置すればよい。
　その場合、共用の緊急事態表示装置１は、図５に示すように近接する複数の建物２１ａ、２１ｂ、２１ｃ、２１ｄいずれかの建物（図５の建物２１ａ）の敷地内に設置してもよいし、図６に示すように別途確保した敷地外の土地に設置してもよい。

Claims (13)

  1. 　通信手段による建物内ネットワークに接続された緊急事態を通報するための緊急事態通報手段が建物内の各戸または建物内の共用部に設置されており、前記緊急通報手段によって通報された緊急事態の通報を受信し、前記緊急事態通報手段によって発せられた緊急事態に関する情報と前記通報が発せられた部屋または共用部の位置に関する情報を表示するための緊急事態表示手段が前記建物の外壁面であって、前記建物の外を通行する通行人から見える位置に設置されていることを特徴とする建物用通報システム。
  2. 　請求項１記載の建物用通報システムにおいて、前記緊急事態表示手段が前記建物の玄関近傍の外壁面に設置されていることを特徴とする建物用通報システム。
  3. 　通信手段による建物内ネットワークに接続された緊急事態を通報するための緊急事態通報手段が建物内の各戸または建物内の共用部に設置されており、前記緊急通報手段によって通報された緊急事態の通報を受信し、前記緊急事態通報手段によって発せられた緊急事態に関する情報と前記通報が発せられた部屋または共用部の位置に関する情報を表示するための緊急事態表示手段が前記建物の敷地内の建物外であって、前記建物の外を通行する通行人から見える位置に設置されていることを特徴とする建物用通報システム。
  4. 　通信手段による建物内ネットワークに接続された緊急事態を通報するための緊急事態通報手段が近接する複数の建物内の各戸または建物内の共用部に設置されており、前記緊急事態通報手段によって通報された緊急事態の通報を受信し、前記緊急事態通報手段によって発せられた緊急事態に関する情報と前記通報が発せられた部屋または共用部の位置に関する情報を表示するための緊急事態表示手段が前記近接する複数の建物の外を通行する通行人から見える位置に設置されており、前記緊急事態表示手段が、近接する複数の建物に設置された前記緊急事態通報手段によって通報された緊急事態の通報を受信し、前記近接する複数の建物の緊急事態に関する情報と前記通報が発せられた前記複数の建物内の部屋または共用部の位置に関する情報を表示するようにしたものであることを特徴とする建物用通報システム。
  5. 　請求項４記載の建物用通報システムにおいて、前記緊急事態表示手段が前記近接する複数の建物のうちのいずれか１つまたは複数の建物の近傍の道路または通路から見える位置に設置されていることを特徴とする建物用通報システム。
  6. 　請求項４記載の建物用通報システムにおいて、前記緊急事態表示手段が前記近接する複数の建物のいずれかの建物の敷地内、または別途確保した敷地外の土地に設置されていることを特徴とする建物用通報システム。
  7. 　請求項１、３または４の何れかに記載の建物用通報システムにおいて、前記緊急事態表示手段は、観賞用の絵画、写真、または映像の表示手段、または宣伝用の画像または映像を表示する表示手段を兼ねていることを特徴とする建物用通報システム。
  8. 　請求項１、３または４の何れかに記載の建物用通報システムにおいて、前記緊急事態表示手段に近接させて、イメージキャラクターまたは造形物が設置されていることを特徴とする建物用通報システム。
  9. 　請求項１、３または４の何れかに記載の建物用通報システムにおいて、前記緊急事態表示手段は、イメージキャラクターまたは造形物に組み込んで設置されていることを特徴とする建物用通報システム。
