上下に隣接する下階部及び上階部を有するとともに前記上階部の上方に屋根部が設けられ、柱、天井大梁及び床大梁を有してなる複数の建物ユニットが互いに組み合わされてなるユニット式の住宅であって、
屋内において前記下階部及び前記上階部に跨がって形成された吹き抜け空間と、
その吹き抜け空間と外壁部を隔てて隣接するとともに、床部を有する床上空間として形成された屋外開放空間とを備え、
前記屋外開放空間は、前記外壁部の屋外側で前記下階部及び前記上階部に跨がるよう形成され、少なくとも一部が前記屋根部において前記外壁部よりも屋外側に張り出した屋根張出部により上方から覆われており、
前記外壁部には、前記吹き抜け空間から前記屋外開放空間を見通し可能とする窓部が設けられ、
前記建物ユニットとして、上下に積み重ねて設けられ前記吹き抜け空間を形成する一対の吹き抜けユニットを備え、
前記一対の吹き抜けユニットのうち前記下階部の吹き抜けユニットには、その上面部に前記天井大梁により囲まれた天井開口部が形成され、前記上階部の吹き抜けユニットには、その下面部に前記床大梁により囲まれた床開口部が形成され、
前記吹き抜け空間は、前記天井開口部及び前記床開口部を通じて上下階に吹き抜けており、
前記吹き抜け空間として、互いに離間して設けられた第１吹き抜け空間及び第２吹き抜け空間を備え、
前記建物ユニットとして、前記第１吹き抜け空間と前記第２吹き抜け空間との間において上下に積み重ねて設けられた一対の中間ユニットを備え、
前記一対の中間ユニットのうち前記下階部の中間ユニットには、その上面部に、対向する一対の前記天井大梁の間に架け渡された複数の天井小梁が設けられ、
前記上階部の中間ユニットには、その下面部に、対向する一対の前記床大梁の間に架け渡された複数の床小梁が設けられ、
前記下階部の中間ユニット内に形成された下階中間空間部と、前記上階部の中間ユニット内に形成された上階中間空間部とは、前記複数の天井小梁及び前記複数の床小梁を含む階間部により上下に仕切られており、
前記第１吹き抜け空間と前記第２吹き抜け空間とは、少なくとも前記下階中間空間部を介して互いに連続しており、
前記上階中間空間部と前記第１吹き抜け空間との間には、それら両空間を仕切る第１仕切部が設けられ、
前記上階中間空間部と前記第２吹き抜け空間との間には、それら両空間を仕切る第２仕切部が設けられ、
前記第１仕切部と前記第２仕切部とはいずれも腰壁部又は手摺部からなり、
前記第１吹き抜け空間と前記第２吹き抜け空間とが並ぶ方向を吹抜並び方向とした場合、前記中間ユニットは、前記吹抜並び方向の長さが前記吹き抜けユニットの前記吹抜並び方向の長さの略半分とされており、
前記上階中間空間部は、前記吹抜並び方向と直交する方向に延びる通路空間とされており、
前記屋外開放空間として、前記吹抜並び方向において、前記第１吹き抜け空間を挟んで前記各中間空間部とは反対側に設けられた第１屋外開放空間と、前記第２吹き抜け空間を挟んで前記各中間空間部とは反対側に設けられた第２屋外開放空間とを備え、
前記第１屋外開放空間は、前記外壁部としての第１外壁部を隔てて前記第１吹き抜け空間に隣接しており、
前記第１外壁部には、前記窓部として、前記第１吹き抜け空間から前記第１屋外開放空間を見通し可能とする第１窓部が設けられ、
前記第２屋外開放空間は、前記外壁部としての第２外壁部を隔てて前記第２吹き抜け空間に隣接しており、
前記第２外壁部には、前記窓部として、前記第２吹き抜け空間から前記第２屋外開放空間を見通し可能とする第２窓部が設けられ、
前記吹き抜けユニットとして、前記第１吹き抜け空間を形成する上下一対の第１吹き抜けユニットと、前記第２吹き抜け空間を形成する上下一対の第２吹き抜けユニットとを備え、
前記下階部及び前記上階部のそれぞれで前記吹抜並び方向に並べて設けられた複数の前記建物ユニットからなる建物ユニット群を複数備え、
前記複数の建物ユニット群には、
前記一対の第１吹き抜けユニットと前記一対の第２吹き抜けユニットと前記一対の中間ユニットとをそれぞれ含む第１建物ユニット群と、
その第１建物ユニット群を挟んだ両側に設けられた一対の第２建物ユニット群と、が含まれており、
前記第１建物ユニット群では、前記一対の第１吹き抜けユニットと前記一対の第２吹き抜けユニットと前記一対の中間ユニットとが平面視における短手方向を前記吹抜並び方向に向けて配置されており、
