以上のように、本実施形態の建物は、基本的にセンターコア形式を採用してその下層部に立体駐車場8をコア部1と居室部6との間に配置して組み込んだので、下層部の床面積を上層部よりも立体駐車場8の所要面積分だけ拡大してその設置スペースを確保することのみで、建物内に何等支障なく立体駐車場8を組み込むことができる。そして、このような形態で立体駐車場8を建物内に組み込むことにより、居室部6に設けられる住戸に対して何等かの悪影響を及ぼしたり居住性を低下させるようなことは一切ないし、従来のようにボイド部を利用して立体駐車場を設ける場合のように無駄なボイド空間が残ることもないから、建物全体のスペース効率を充分に確保することができ、極めて合理的、効率的であり、経済的である。

また、本実施形態の建物では、コア部1の両側に立体駐車場8をそれぞれ独立に設けており、かつそれら立体駐車場8に通じる駐車場ヤード10および車路11をそれぞれ独立に設けたので、双方の立体駐車場8を完全に独立に運用できるし、それぞれの立体駐車場8を利用する利用車が完全に分散されることから入出庫の際の混雑緩和や安全性確保の点でも有利である。
