<P>PROBLEM TO BE SOLVED: To provide a company house management supporting system and method for reducing a labor associated with company house management. <P>SOLUTION: This company house management supporting system is provided with a company house management supporting server 1, a company house management supporting data base 2 for storing information associated with property being a company house, a communication network 3 and a terminal 4 for company house manager, a terminal 5 for user and a terminal 6 for company house provider connected through the communication network 3. When the property is selected by the terminal 5 for user by an employee, the company house management supporting server 1 makes the terminal 5 for user display information associated with the selected property. 本発明は、社宅管理支援システム及び社宅管理支援方法に関する。

【従来の技術】
従業員に対する福利厚生施設として、企業が社宅を所有している場合がある。このような場合、例えば、企業の総務部等が社宅の管理業務を行い、従業員に社宅を提供しているが、近年、総務部等のいわゆる間接部門の労力を軽減し、経費の削減を図りたいという要望がある。

ところで、社宅には、企業自らが所有する物件の他に、企業自らがアパート等の物件転勤により居住しなくなった従業員の持ち家等の物件について賃貸契約を行い、この物件を社宅としている場合がある。この場合、企業の総務部等による社宅の管理業務には、社宅となる物件探しが含まれ、例えば、顧客の希望条件に近い物件を効率よく紹介できる不動産仲介業務支援システムを利用することにより、その労力を軽減することが可能である（例えば、特許文献１）。

しかし、賃貸契約による社宅の場合、企業の総務部等は、賃料の支払い等の社宅管理業務が増え、労力を軽減するまではできなかった。また、社宅に関する情報を一括して管理することができない。

本発明は、上記問題に鑑みてなされたものであり、社宅管理に関する労力を軽減することができる社宅管理支援システム及び社宅管理支援方法を提供することを目的とする。
また、本発明は、社宅に関する情報を一括して管理することができる社宅管理支援システム及び社宅管理支援方法を提供することを目的とする。

【課題を解決するための手段】
上記目的を達成するため、本発明の第１の観点にかかる社宅管理支援システムは、
社宅となる物件に関する情報を記憶する物件情報記憶手段と、
前記物件情報記憶手段に記憶された物件から所定の物件を利用者の利用者端末にて選択可能とする物件選択手段と、
前記物件情報記憶手段に記憶された物件から前記物件選択手段により選択された物件を抽出し、該抽出した物件に関する情報を前記利用者端末に表示させる表示手段と、
前記物件情報記憶手段に記憶された物件の賃貸契約に関する契約情報を受信する受信手段と、
前記受信手段により契約情報を受信すると、該受信した契約情報の契約者に関する情報を社宅管理者の社宅管理者用端末に送信する送信手段と、
を備える、ことを特徴とする。

前記物件情報記憶ステップで記憶された物件から前記物件選択ステップで選択された物件を抽出し、該抽出した物件に関する情報を前記利用者端末に表示させる表示ステップと、
前記物件情報記憶ステップで記憶された物件の賃貸契約に関する契約情報を受信する受信ステップと、
前記受信ステップで契約情報を受信すると、該受信した契約情報の契約者に関する情報を社宅管理者の社宅管理者用端末に送信する送信ステップと、
を備える、ことを特徴とする。

【発明の実施の形態】
以下、本発明の実施の形態にかかる社宅管理支援システム及び社宅管理支援方法について説明する。図１に、本実施の形態の社宅管理支援システムの構成を示す。

図１に示すように、社宅管理支援システムは、社宅管理支援サーバ１と、社宅管理支援データベース２と、通信ネットワーク３と、通信ネットワーク３を介して接続された社宅管理者用端末４と、利用者用端末５（５_１〜５_ｎ）と、社宅提供者用端末６（６_１〜６_ｍ）と、を備えている。なお、図１では、一の企業が本発明の社宅管理支援システムを利用している場合を示している。このため、社宅管理者用端末４を使用する社宅管理者と、利用者用端末５（５_１〜５_ｎ）を使用する利用者とは、同一企業に属している。

社宅管理支援サーバ１は、社宅管理支援システムに関する各種の処理をするためのものである。社宅管理支援サーバ１は、例えば、ＣＰＵ（ＣｅｎｔｒａｌＰｒｏｃｅｓｓｉｎｇＵｎｉｔ）や半導体メモリ、磁気ディスク記録装置などから構成されている。図２に社宅管理支援サーバ１の構成図を示す。

図２に示すように、社宅管理支援サーバ１は、通信制御部１１と、処理制御部１２と、データ記憶部１３とを備えている。これらは、例えば、社宅管理支援サーバ１が備えるＣＰＵによって動作プログラムを実行する等により実現される。

通信制御部１１は、例えば、ルータなどの所定の通信装置から構成され、社宅管理支援サーバ１と通信ネットワーク３とを接続する。通信制御部１１は、通信ネットワーク３を介して、各種データ（情報）の送受信を行う。

社宅管理支援データベース２は、社宅管理支援システムに関する各種の情報を記憶するデータベース（ＤＢ）である。図３に社宅管理支援データベース２の構成を示す。図３に示すように、社宅管理支援データベース２は、従業員情報ＤＢ２１と、社宅提供者情報ＤＢ２２と、社宅管理者情報ＤＢ２３と、物件情報ＤＢ２４と、間取り画像情報ＤＢ２５と、契約情報ＤＢ２６と、画像情報ＤＢ２７と、を備えている。

従業員情報ＤＢ２１は、社宅管理支援システムを利用して社宅への入居を希望する従業員に関する情報を記憶するデータベースである。従業員情報ＤＢ２１には、例えば、図４に示すように、従業員ＩＤ毎にレコードが作成され、各レコードには、氏名、所属、パスワード等が記憶されている。ここで、従業員ＩＤは、従業員の識別情報である。また、パスワードは、従業員が社宅管理支援システムにログインするためのパスワードである。

社宅提供者情報ＤＢ２２は、社宅管理支援システムに物件を提供する不動産業業者等に関する情報を記憶するデータベースである。社宅提供者情報ＤＢ２２には、例えば、図５に示すように、社宅提供者ＩＤ毎にレコードが作成され、各レコードには、氏名／名称、住所、電話番号、パスワード等が記憶されている。ここで、例えば、物件が従業員の持ち家の場合には、社宅提供者は従業員になる。この場合、社宅提供者情報ＤＢ２２には、従業員ＩＤ、所属等が記憶される。

社宅管理者情報ＤＢ２３は、社宅管理支援システムを利用して社宅の管理を行う社宅管理者に関する情報を記憶するデータベースである。社宅管理者情報ＤＢ２３には、例えば、図６に示すように、社宅管理者ＩＤ毎にレコードが作成され、各レコードには、氏名、所属、パスワード等が記憶されている。

物件情報ＤＢ２４は、社宅管理支援システムに提供される物件に関する物件情報を記憶するデータベースである。物件情報ＤＢ２４には、例えば、図７に示すように、物件ＩＤ毎にレコードが作成され、各レコードには、最寄り駅、駅までの時間、賃料、間取り、専有面積、住所等が記憶されている。また、物件情報ＤＢ２４には、物件に関する所定の付随情報が記憶されている。所定の付随情報としては、駐車場あり、新築、オートロック、ペット可、ピアノ可等がある。この付随情報は、従業員が希望する物件を探しやすくするための情報であり、検索キーとしての役割を果たす。

間取り画像情報ＤＢ２５は、社宅管理支援システムに提供される物件の間取りを示す画像データ等を記憶するデータベースである。間取り画像情報ＤＢ２５の画像データ等は、物件情報ＤＢ２４に記憶された物件ＩＤに対応して記憶されている。

契約情報ＤＢ２６は、社宅管理支援システムを利用して従業員が契約した内容に関する情報を記憶するデータベースである。契約情報ＤＢ２６には、例えば、図８に示すように、契約ＩＤ毎にレコードが作成され、各レコードには、物件ＩＤ、従業員ＩＤ、賃料、住所等が記憶されている。

画像情報ＤＢ２７は、後述する各処理で表示される様々な画像を構成する情報を記憶するデータベースであり、これらの画像を生成するための様々な素材の画像、各種フォームなどを記憶する。

社宅管理者用端末４は、社宅管理支援システムを利用する企業の社宅管理業務を行う社宅管理者用端末であり、通信機能を有するコンピュータ、携帯端末などから構成されている。社宅管理者用端末４は、社宅管理支援システムに従業員に関する従業員情報を登録するための入力、社宅管理支援システムからの契約情報の受信等を行う。

利用者用端末５（５_１〜５_ｎ）は、社宅管理支援システムを利用する企業の従業員が使用する利用者用端末であり、通信機能を有するコンピュータ、携帯端末などから構成されている。利用者用端末５は、利用者から社宅管理支援システムへの要求入力、その他の操作入力等を行う。

社宅提供者用端末６（６_１〜６_ｍ）は、社宅管理支援システムに物件を提供する不動産業業者、または、不動産業者から委託された管理業者等の社宅提供者用端末であり、通信機能を有するコンピュータ、携帯端末などから構成されている。

次に、以上のように構成された社宅管理支援システムを用いた社宅管理支援方法について説明する。社宅管理支援システムは、利用者（従業員）に社宅（物件）に関する情報を提供するとともに、社宅の賃貸契約が成立した場合には社宅管理者にその契約内容を報知することにより、社宅管理者の業務、すなわち、企業の社宅管理業務に関する労力を軽減するシステムである。

社宅管理支援システムを従業員が利用する前提として、社宅管理者及び社宅提供者から提供される各種のデータが登録されていることが必要である。登録が必要なデータとしては、社宅管理者による従業員情報の登録、社宅提供者による物件情報の登録等がある。以下、これらの登録について説明する。

（従業員情報登録処理）
社宅管理者が社宅管理支援システムに従業員情報の登録するには、事前に自己に関する情報を登録をすることが必要になる。

社宅管理者は、社宅管理者者用端末４から、通信ネットワーク３を介して社宅管理支援サーバ１に、社宅管理者の氏名、所属等の情報を送信する。社宅管理支援サーバ１の処理制御部１２は、社宅管理者の氏名等の情報を受け取ると、社宅管理者ＩＤ及びパスワードを発行し、例えば、メールで社宅管理者用端末４に社宅管理者ＩＤ及びパスワードを送信する。また、処理制御部１２は、送信した所定の情報、社宅管理者ＩＤ及びパスワードを社宅管理者情報ＤＢ２３に登録する。

社宅管理者情報ＤＢ２３に社宅管理者ＩＤ及びパスワードが登録されると、社宅管理者は、社宅管理者用端末４を操作して、例えば、社宅管理支援サーバ１により提供されるＷｅｂサイトにアクセスする。そして、社宅管理者が社宅管理者用端末４を操作して、社宅管理者ＩＤ及びパスワードを入力すると、処理制御部１２による利用者認証が行われる。処理制御部１２は、社宅管理者と認めた場合、図９に示すような社宅管理者用メインページの情報（ＨＴＭＬ形式の情報）を画像情報ＤＢ２７から読み出して、社宅管理者用端末４に送信し、社宅管理者用端末４に社宅管理者用メインページを表示する。この社宅管理者用メインページには、図９に示すように、従業員情報を登録する「登録」、従業員情報を変更する「変更」等のメニュー欄が配置されている。

次に、社宅管理者が従業員情報を登録する従業員情報登録処理を図１０のフローチャートを参照して説明する。

まず、処理制御部１２は、図９に示す社宅管理者用メインページを社宅管理者用端末４に表示させる（ステップＳ１）。次に、処理制御部１２は、社宅管理者用メインページから「登録」がクリック（選択）されているか否かを判別する（ステップＳ２）。処理制御部１２は、「登録」が選択されていないと判別すると（ステップＳ２；Ｎｏ）、この処理を終了する。

処理制御部１２は、「登録」が選択されていると判別すると（ステップＳ２；Ｙｅｓ）、図示しない登録用ページの情報（ＨＴＭＬ形式の情報）を画像情報ＤＢ２７から読み出して社宅管理者用端末４に送信し、社宅管理者用端末４に登録用ページを表示する（ステップＳ３）。社宅管理者は、社宅管理者用端末４を操作して、従業員情報、例えば、従業員ＩＤ、氏名、所属、パスワード等を通信ネットワーク３を介して社宅管理支援サーバ１に送信する。この従業員情報として、例えば、必要な従業員情報を含む既存の情報を活用することにより、社宅管理者の労力を軽減することができる。

次に、処理制御部１２は、必要な情報が入力されているか否かを判別する（ステップＳ４）。処理制御部１２は、必要な情報が入力されていないと判別すると（ステップＳ４；Ｎｏ）、必要な情報が入力されていない旨を示し、社宅管理者に再度必要な情報の入力を求める。

次に、社宅提供者による物件情報登録処理について説明する。社宅提供者が社宅管理支援システムに物件情報を登録する場合にも、事前に自己に関する情報を登録をすることが必要になる。

社宅提供者は、社宅提供者用端末６から、通信ネットワーク３を介して社宅管理支援サーバ１に、社宅提供者の氏名／名称、住所、電話番号等の情報を送信する。社宅管理支援サーバ１の処理制御部１２は、社宅提供者の氏名／名称等の情報を受け取ると、社宅提供者ＩＤ及びパスワードを発行し、例えば、メールで社宅提供者用端末６に社宅提供者ＩＤ及びパスワードを送信する。また、処理制御部１２は、送信した所定の情報、社宅提供者ＩＤ及びパスワードを社宅提供者情報ＤＢ２２に登録する。

社宅提供者情報ＤＢ２２に社宅提供者ＩＤ及びパスワードが登録されると、社宅提供者は、社宅提供者用端末６を操作して、例えば、社宅管理支援サーバ１により提供されるＷｅｂサイトにアクセスする。そして、社宅提供者が社宅提供者用端末６を操作して、社宅提供者ＩＤ及びパスワードを入力すると、処理制御部１２による利用者認証が行われる。処理制御部１２は、社宅提供者と認めた場合、社宅提供者用メインページの情報（ＨＴＭＬ形式の情報）を画像情報ＤＢ２７から読み出して、社宅提供者用端末６に送信し、社宅提供者用端末６に社宅提供者用メインページを表示する。

次に、社宅提供者が物件情報を登録する物件情報登録処理を図１１のフローチャートを参照して説明する。

なお、社宅の対象となる物件が従業員の持ち家の場合、不動産業者から委託された管理業者、または、社宅管理者が物件情報、物件に関する所定の付随情報、及び、物件の間取りを示す画像データの登録を行うことが好ましい。従業員自身に物件情報を登録させるのは酷だからである。

また、社宅提供者は、図１２に示す社宅提供者用メインページから「変更」を選択して同様の処理を行うことにより、物件情報ＤＢ２４に登録された物件情報及び物件に関する所定の付随情報、間取り画像情報ＤＢ２５に登録された間取り画像を変更（更新）することができる。

以上のような社宅管理者及び社宅提供者からの各種のデータが社宅管理支援システムに登録されると、従業員は、社宅管理支援システムを利用することにより、登録された社宅の中から希望する物件を検索することができる。

従業員は、利用者用端末５を操作し、通信ネットワーク３を介して社宅管理支援サーバ１により提供されるＷｅｂサイトにアクセスする。例えば、従業員が利用者用端末５を操作して利用者ＩＤ及びパスワードを入力すると、処理制御部１２による利用者認証が行われる。処理制御部１２は、利用者と認めた場合、図１３に示すような利用者用メインページの情報（ＨＴＭＬ形式の情報）を画像情報ＤＢ２７から読み出して利用者用端末５に送信し、利用者用端末５に利用者用メインページを表示する。

図１３に示すように、利用者用メインページには、地域、路線等の物件の所在地入力欄と、駅までの時間、賃料、間取り、専有面積等の物件への条件入力欄とが配置されている。従業員は、この利用者用メインページに所定の条件等を入力することにより希望する物件を検索することができる。従業員が利用者用端末５を操作して、物件の所在地、物件への条件を入力し、検索をクリックする。処理制御部１２は、物件情報ＤＢ２４に登録された物件から条件を満たす物件を抽出し、抽出した物件の物件情報と、この物件について間取り画像情報ＤＢ２５に記憶された間取り画像情報を利用者用端末５に送信し、利用者用端末５にこれらの情報を表示する。従業員は、利用者用端末５に表示された情報から希望する物件をリストアップすることができる。そして、従業員が、この物件を取り扱う不動産業者に問い合わせ、現地に赴く等により、物件を決定して賃貸契約を行うことにより、物件を決定ことができる。

このように、社宅管理支援システムを利用することにより、企業の総務部等が社宅となる物件を探す必要がなくなり、社宅管理に関する労力を軽減することができる。また、従業員は、簡単に物件探しをすることができる。

次に、賃貸契約成立後に行われる契約成立処理を図１４のフローチャートを参照して説明する。
