Abstract

The present invention relates to a method and system for providing a real estate floor plan figure service, where (a) a floor plan draft request is received from a user client for a real estate article being registered for sale. Then, (b) a floor plan drafting application is transmitted to the user client. Here, the floor plan drafting application outputs one or more drawing symbols corresponding to sub-elements composing the real estate article and arranges the one or more sub-elements in a preconfigured zone according to the user's request. Next, (c) floor plan information drafted by the user through the floor plan drafting application is received, and (d) the floor plan information is stored. Aspects of the present invention enable the user to directly draft a floor plan figure so that more detailed information may be provided on the real estate article for sale.

METHOD AND SYSTEM FOR PROVIDING ESTATE PLANE FIGURE
SERVICE
[Technical Field]
The present invention relates to a method and system for providing a real estate
floor plan figure service, more particularly to a method and system for providing a real
estate floor plan figure service with which a user registering an article for sale can register
floor plan drawings together.
[Background Art]
In the past, when purchasing real estate such as an apartment flat, multiplex,
offϊcetel, and business space, many people visited the corresponding region to check the
real estate article with their own eyes before concluding a contract, and in cases where the
real estate to be visited is located a long distance away, much time was consumed in
taking a look around the region, so that purchasing real estate was perceived as a
considerably burdensome task.
Accordingly, for cases where a real estate broker registers articles for sale, many
websites are providing users with detailed information such as price, location, area, and loan information of the real estate registered for sale over the Internet, whereby a user is
able to search a desired real estate for sale online, without being restricted by location and
time.
In general, users show interest not only in the location, price, and traffic
conditions of a real estate, but also in the internal structure of the real estate, and thus,
websites are providing floor plan drawings of the corresponding real estate article when
the floor plan drawings are available from the construction company, etc.
However, the real estate services according to prior art provided floor plan
drawings only for apartment flats, and in cases where floor plan drawings were not
available for apartment flats, only the information excluding the floor plan drawings was
provided. In particular, the real estate service according to prior art did not provide floor
plan drawings at all for real estate such as multiplexes, multi-family houses, officetels,
and business spaces.
Thus, a user was unable to check online the floor plans, one of the most
important pieces of information related to a real estate article. As such, a user was
burdened with having to visit the places where the real estate articles for sale were located,
even for real estate articles that were not of interest.
Meanwhile, besides registering real estate articles for sale through real estate
brokers, there are also direct transactions taking place between individuals, for savings on
brokerage fees. However, in the case where an individual registers a real estate article for sale for
a direct transaction, while it was possible to provide detailed information on the area,
price, and location, etc., of the real estate article, it was not possible to provide floor plan
drawings.
Thus, even though the likelihood of a successful transaction would be improved
if floor plans were to be provided in a direct transaction, the direct transactions between
users are not fully active, since it is not possible to draft floor plan drawings.
While floor plan drawings can be drafted with drafting programs such as CAD,
not only are these drafting programs very expensive, but also they require a high level of
skill for a regular user to draft drawings. Thus, a user who plans to register a real estate
article cannot readily use such a program.

[Technical Problem]
An aspect of the present invention is to provide a method and system for
providing a real estate floor plan figure service with which a user registering a real estate
article for sale can provide floor plan drawings.
Another aspect of the present invention is to provide a method and system for
providing a real estate floor plan figure service which allows easy drafting of real estate
floor plan figures. Additional aspects and advantages of the present invention will readily be
understood by the description which follows.
[Technical Solution]
An embodiment of the present invention provides a method of providing a real
estate floor plan figure service in a system connected with a user client by a network,
which includes: (a) receiving a floor plan draft request from the user client for a real estate
article being registered for sale; (b) transmitting a floor plan drafting application to the
user client, where the floor plan drafting application outputs one or more drawing
symbols corresponding to sub-elements composing the real estate article and arranges the
one or more sub-elements in a preconfigured zone according to the user's request; (c)
receiving floor plan information drafted by the user through the floor plan drafting
application; and (d) storing the floor plan information.
In another embodiment of the present invention, the floor plan drafting
application has a previous floor plan search window, and the method further includes: (e)
receiving a floor plan search keyword inputted by the user; (f) searching floor plan
information corresponding to the floor plan search keyword; and (g) transmitting the
searched floor plan information to the user client.
In still another embodiment of the present invention, the operation (f) includes
searching the floor plan information using at least one of real estate article type and area information included in the floor plan search keyword.
In yet another embodiment, a method based on an aspect of the present invention
may further include: determining whether or not a floor plan for the real estate article
registered for sale by the user is stored; and, if the floor plan is stored, transmitting the
stored floor plan to the user client.
In still another embodiment of the present invention, the received floor plan
information is match-stored with sales article detailed information provided by the user.
In yet another embodiment of the present invention, the screen outputted by the
floor plan drafting application may have a drawing symbol arrangement zone, and the
floor plan drafting application may store the drawing symbols moved to the drawing
symbol arrangement zone and the coordinate information of the drawing symbols.
In still another embodiment of the present invention, the screen outputted by the
floor plan drafting application may have a drawing symbol edit zone, and the floor plan
drafting application may change a property of a drawing symbol moved to the drawing
symbol edit zone according to the user's request, where the property may include at least
one of direction and color of the drawing symbol.
In another embodiment of the present invention, the screen outputted by the
floor plan drafting application may have a direct input zone, and the floor plan drafting
application may generate an image according to form, name, and dimensions information
inputted in the direct input zone. In yet another embodiment, a method based on the present invention may further
include: receiving at least one selection information of real estate article type, area, and
region from the purchaser; arranging in a higher level of a sales article list those articles
for sale that include a floor plan figure from among one or more articles for sale
corresponding to the selection information; and transmitting the sales article list to the
purchaser.
One embodiment of the present invention provides a recorded medium readable
by a computer on which is recorded a program for performing a method described above.
Another aspect of the present invention provides a system for providing a real
estate floor plan figure service, which includes: a sales article database which stores the
detailed information of an article for sale registered by the user; a floor plan database
which stores floor plan drawings for the registered article for sale; a client communication
part connected with a user client by a network which receives a floor plan draft request
from the user; a sales article registration processing part which, when there is a floor plan
draft request from the user, provides a floor plan drafting application to the user's client
and receives floor plan information drafted by the user to store the floor plan information
in the floor plan database; and a database interface part which interfaces the sales article
registration processing part and the floor plan database.
The sales article registration processing part may include: a sales article
webpage provider part which provides webpages to the user client for inputting sales article detailed information; a floor plan drafting application provider part which provides
the floor plan drafting application; and a sales article registration storage part which
match-stores the floor plan and sales article detailed information inputted by the user.
Also, the sales article registration processing part may further include a floor
plan storage determination part which determines whether or not there is a floor plan
stored for the same real estate article as the real estate type and area included in the sales
article detailed information.
The sales article registration processing part may further include a floor plan
search part which, when a search keyword is received from the user client, searches a
floor plan figure corresponding to at least one of real estate type and area included in the
search keyword.
A system based on an aspect of the present invention may further include a sales
article information provider part which, when at least one of selection information of real
estate type, area, and region is received from a purchaser, arranges those articles for sale
that include a floor plan figure from among one or more articles for sale corresponding to
the selection information in a higher level of a sales article list to provide to the purchaser.
One aspect of the present invention provides a recorded medium readable by a
digital processing device, tangibly embodying a program of instructions executable by a
digital processing device for drafting a floor plan figure for a real estate article being
registered for sale, which includes: a drawing symbol output module which outputs one or more drawing symbols corresponding to sub-elements composing the real estate article,
where the drawing symbols are provided from a server connected with the digital
processing device by a network; an image generation module which generates according
to form, name, and dimensions information inputted by the user; a drawing symbol
arrangement module which arranges the generated image and one or more drawing
symbols in a drawing symbol arrangement zone according to the user's request; and a
floor plan transmission module which transmits the floor plan arranged in the drawing
symbol arrangement zone to the server.

Embodiments of the present invention will be described below in detail with
reference to the accompanying drawings, where those components are rendered the same
reference number that are the same or are in correspondence, regardless of the figure
number, and redundant explanations are omitted.
Fig. 1 illustrates the composition of system for providing a real estate floor plan
figure service according to an embodiment of the present invention.
As illustrated in Fig. 1 , a system for providing real estate floor plan drawings
according to an aspect of the present invention may include a real estate service server
102 and one or more databases 104, 106, 108, with the real estate service server 102 connected by a network with a user client 100.
Here, the network may include both wired networks, including the wired
Internet, and exclusive cables, and wireless networks, including the wireless Internet,
mobile communication networks, and satellite communication networks.
Also, the user client 100 may be a plurality of terminal devices connected to the
network to request certain information from the real estate service server or receive
webpages and other applications from the real estate service server 102, and may include
all of desktop PC's, notebook computers, mobile phones, and PDA's, etc.
According to an aspect of the present invention, while the user client 100 may be
the client of a seller who wishes to register a real estate article for sale, it is not thus
limited, and may also be the client of a purchaser who wishes to check the registered real
estate articles.
The real estate service server 102 may provide the user with detailed information
on the registered articles for sale and process the procedures of registering the real estate
article of the user, and as in Fig. 1 , may be connected with the user database 104, sales
article database 106, and floor plan database 108.
Detailed personal information of the user, including an ID and password of the
subscribed user is stored in the user database 104.
While a separate authentication procedure is generally not necessary for the case
of a user who wishes to check and search articles for sale, the real estate service server 102 may request a user to log in for the case of a user who wishes to register an article for
sale. This is because identification is necessary for the user who wishes to register an
article for sale. Accordingly, a procedure of authenticating a user is performed by
comparing the ID and password inputted by the user with the information stored in the
user database 104.
When a user who has logged in requests the registration of an article for sale, the
real estate service server 102 transmits a webpage to the user by which detailed
information on the article for sale may be inputted.
In this webpage, there are zones that allow the inputting of detailed information,
such as the location (site), name, area, and number of rooms/number of bathrooms, floor
number/total number of floors for the case of a multistory building, structure, price, loan,
possible moving date, and construction company of the real estate article. Also, when the
user inputs detailed information related to the article for sale, the real estate service server
102 receives this and stores it in the sales article database 106.
Later, when there is a request from a purchaser to view articles for sale, the real
estate service server 102 reads the articles for sale from the sales article database 106
according to the real estate type (apartment flat, multi- family house, multiplex, offϊcetel,
and business space, etc.), area, or region selected by the purchaser and transmits them to
the purchaser's client.
In registering articles for sale in the past, floor plan drawings were not provided together with the sales article detailed information when floor plan drawings were not
available beforehand, and in direct transactions for real estate articles in particular, floor
plan drawings were not provided at all.
However, according to an embodiment of the present invention, when a user
requests for floor plan drafting while registering an article for sale, the real estate service
server 102 transmits an application for drafting floor plan figures to the user client 100
and receives floor plan information drafted through the application by the user to store it
in the floor plan database 108.
Not only the floor plan information directly drafted by the user as set forth above,
but also floor plan information obtained from construction companies, etc., is stored
together in the floor plan database 108, where the floor plan database 108 has a real estate
type field and area field structure and stores the floor plans by classifying according to
real estate type and area.
Thus, the user may refer to previous floor plan drawings to readily draft a floor
plan figure for the article for sale that the user wishes to register.
Also, the real estate service server 102 based on an aspect of the present
invention may, when the user wishes to draft a floor plan drawing, provide floor plan
figures according to the real estate type and area inputted by the user, whereby the user
may readily draft a floor plan figure for the article for sale that the user wishes to register.
According to an embodiment of the present invention, the drafting of floor plan drawings is achieved through an application provided by the real estate service server 102,
and Fig. 2 to Fig. 4 illustrate examples of screen compositions outputted by a floor plan
drafting application according to an embodiment of the present invention. The procedures
for drafting the floor plan drawing of the user will be described below with reference to
Fig. 2 to Fig. 4.
First, the floor plan drafting application outputs a floor plan drafting main screen
as in Fig. 2.
Here, in the screen (webpage) outputted by the floor plan drafting application,
there are a direct input zone 200, drawing symbol edit zone 202, drawing symbol
selection zone 204, and drawing symbol arrangement zone 206, besides which there may
also be one or more interfaces for modifying and storing a drafted floor plan figure.
When beginning the drafting of a floor plan drawing, the user may first generate
an image for the plan of the floor, i.e. the wall portions, of the article for sale, and arrange
various drawing symbols inside. Here, the user inputs the form (whether it is triangular,
quadrilateral, etc.) and dimensions information, etc., in the direct input zone 200, and
when the user's input is complete, an image is generated in the drawing symbol
arrangement zone 206 according to the dimensions inputted by the user.
However, besides using the method of directly inputting in the direct input zone
200, the user may select the color, style, type, and thickness of the lines to draw the plan
of the floor and other accessory elements directly in the drawing symbol arrangement zone 206.
As illustrated in Fig. 2, in a floor plan drafting screen according to an aspect of
the present invention, one or more drawing symbols generally used in real estate floor
plan figures are outputted in the drawing symbol selection zone 204, and the user may
select one of them and move it to the drawing symbol arrangement zone 206 to draft a
floor plan figure as in Fig. 3.
Here, a drawing symbol is a symbol corresponding to a sub-element composing
the real estate article, and corresponds to a symbol designated to represent a sub-element
such as a flight of stairs, elevator, hinge door, slide door, and slide window, as illustrated
in Fig. 2.
A drawing symbol may be moved to the drawing symbol arrangement zone 206
by a dragging maneuver, but it is not thus limited.
Here, there may be sub-elements (accessory elements) that are not represented
by the provided drawing symbols. In this case, the user inputs the form, name of the
accessory element, and dimensions (horizontal and vertical), and when the user's input is
complete, an image corresponding to the inputted form and dimensions is generated.
The user may arrange the image generated as above by moving it within the
drawing symbol arrangement zone 206.
Meanwhile, according to an aspect of the present invention, one or more
drawing symbols may have predefined properties, where the property means the direction or color information of a drawing symbol initially represented in the drawing symbol
selection zone 204.
Here, drawing symbols arranged in various directions cannot be represented by
just the initial drawing symbols represented in the drawing symbol selection zone 204.
Thus, the screen outputted by the floor plan drafting application includes the drawing
symbol edit zone 202, and the user may select a drawing symbol from the drawing
symbol selection zone 204 and move it to the drawing symbol edit zone 202.
Through the drawing symbol edit zone 202, the user may rotate a drawing
symbol in 90 degree increments, rotate the drawing symbol directly for more elaborate
adjustments in orientation, or change the color of the drawing symbol.
By moving the drawing symbols changed as thus to the drawing symbol
arrangement zone 206, the user may complete the floor plan drawing, as illustrated in Fig.
3.
Meanwhile, according to an aspect of the present invention, the floor plan
drafting application provides a previous floor plan search service.
As illustrated in Fig. 2 to Fig. 4, in the screen outputted by the floor plan drafting
application, there is a previous floor plan search window 208, and the user may input a
real estate type or area to request a search of previous floor plan figures.
When the user inputs a floor plan search keyword, the real estate service server
102 reads floor plan drawings corresponding to the real estate type or area inputted by the user from the floor plan database 108 and transmits these to the user client 100.
When a previous floor plan figure is received, the floor plan drafting application
outputs one or more previous floor plan drawings on the screen. Then, the user may select
one of them or modify a selected floor plan figure to draft a floor plan figure for the article
for sale that the user wishes to register.
When a floor plan drawing is drafted as described above and the user makes a
selection to store the floor plan drawing, the floor plan drafting application transmits the
floor plan information to the real estate service server 102, and the real estate service
server 102 stores this in the floor plan database 108.
Here, besides transmitting floor plan information, the floor plan drafting
application may perform a procedure of storing the floor plan figure drafted by the user as
a certain image file, e.g. a JPEG file, in the user client 100 side, and besides transmitting
to the real estate service server 102, may also store the drafted floor plan drawing in the
user's blog and subscribed online cafe.
Meanwhile, according to an aspect of the present invention, those articles for
sale that include floor plan drawings may be given priority in being exposed to purchasers,
especially in real estate direct transactions.
That is, when a purchaser searches an article for sale according to a region or
area, the real estate service server 102 may position those articles for sale that include
floor plan figures on higher levels of the list, for a list of sales articles that are in agreement with the items selected by the user, to provide to the purchaser.
As such, a seller who drafts a floor plan drawing may increase the likelihood of a
successful transaction by positioning the seller's article for sale, and the purchaser may
check the floor plan drawing of the article for sale to obtain more detailed information on
the sales article of interest.
Fig. 5 illustrates the detailed composition of a real estate floor plan figure service
server according to an embodiment of the present invention.
As illustrated in Fig. 5, a real estate service server based on an aspect of the
present invention may include a client communication part 500, sales article information
provider part 502, sales article registration processing part 504, user authentication part
506, and database interface part 508.
The client communication part 500 is connected with the user client 100 by a
network to transfer the user's request to each processing part, and, when the information
requested by the user is transferred from the processing part, transmits this to the user
client 100.
The sales article information provider part 502 provides information on the
article for sale requested by the purchaser.
As described above, when the purchaser selects a region, area, etc., the sales
article information provider part 502 provides to the purchaser the detailed information,
on articles for sale that agree with the items selected by the purchaser, through the database interface part 508 as a list of articles for sale read from the sales article database
106.
When the purchaser selects one from the sales article list, the sales article
information provider part 502 provides to the purchaser detailed information, i.e. area,
region, price, and traffic information, etc., on the selected article for sale.
Meanwhile, the sales article information provider part 502 based on an aspect of
the present invention, when generating a list regarding the articles for sale selected by the
purchaser, determines whether or not there is a floor plan figure for each article for sale,
and positions those articles for sale that have floor plan drawings at the upper levels of the
webpage to provide to the purchaser.
The user may not only access the real estate service server 102 to search articles
for sale but may also register an owned article for sale directly, and when a user requests a
sales article registration, the real estate service server 102 prompts the user to log in, if the
user is not in a logged-in state.
When the user inputs an ID and password, the user authentication part 506
performs the procedure of referencing the user database 104 to determine whether or not
the ID and password inputted by the user agrees with the information stored beforehand.
For each processing part, such as the sales article information provider part 502,
sales article registration processing part 504, and user authentication part 506, when
information stored in a database is needed to perform a certain processing procedure, the database interface part 508 makes it so that the processing part and the database 104, 106,
108 may become associated.
After the user logs in, the sales article registration processing part 504 processes
the sales article registration procedure for the user.
Fig. 6 illustrates the detailed composition of a sales article registration
processing part based on an aspect of the present invention, and as illustrated in Fig. 6, a
sales article registration processing part based on an aspect of the present invention may
include a sales article registration webpage provider part 600, floor plan storage
determination part 602, floor plan drafting application provider part 604, floor plan
search part 606, and sales article registration storage part 608.
When there is a sales article registration request from the user, the sales article
registration webpage provider part 600 provides the user with a webpage with which
detailed information on the article for sale may be inputted.
As described above, detailed information on an article for sale may include the
location (site), name, area, number of rooms/number of bathrooms, floor number/total
number of floors for the case of a multistory building, structure, price, loan, possible
moving date, and construction company, etc.
After the user inputs detailed information on the article for sale, when a request
is made for drafting a floor plan drawing, the floor plan storage determination part 604
determines whether or not there is a real estate floor plan drawing that is the same as the real estate type or area information inputted by the user, and if there is a same floor plan
figure, provides it to the user.
Therefore, when there is a floor plan figure previously stored for a real estate
article that is the same as the article for sale inputted by the user, the corresponding floor
plan figure may be used as is to provide a floor plan drawing for the user's article for sale.
If there isn't a floor plan drawing for the article for sale being registered by the
user, the floor plan drafting application provider part 604 provides to the user client 100
an application for drafting a floor plan figure.
As described above, the floor plan drafting application outputs one or more
drawing, symbols corresponding to a sub-element composing a real estate article in a
certain zone of the screen, and allows the user to draft a floor plan figure using drawing
symbols already provided or images generated by the direct input of the user.
Also, there is a previous floor plan search window in the screen outputted by the
floor plan drafting application, and the user inputs a keyword related to the type or area of
real estate article in the search window.
For example, the user input in the search window may specify the real estate type
and area, such as "multiplex 80 sq.m.", "one-room 65 sq.m."
When floor plan keyword information inputted by the user is received, the floor
plan search part 606 receives the keywords inputted by the user and searches the floor
plan database 106 for floor plan figures corresponding to the area or type of interest, and transmits the searched floor plan information to the user client 100.
The user may draft a floor plan drawing for the user's article for sale by selecting
or modifying a previous floor plan drawing.
When the user completes the drafting of a floor plan figure and makes a selection
to store, the sales article registration storage part 608 matches the floor plan information
and the detailed information on the article for sale and stores these in the sales article
database 106 and the floor plan database 108.
Meanwhile, Fig. 7 illustrates the module composition of a floor plan drafting
application based on an aspect of the present invention.
As illustrated in Fig. 7, a floor plan drafting application based on an aspect of the
present invention may include a floor plan search request module 700, image generation
module 702, drawing symbol arrangement module 704, floor plan transmission module
706, and drawing symbol storage part 708.
When the user inputs a certain keyword in the previous floor plan search window,
the floor plan search request module 700 transmits to the real estate service server 102 a
floor plan search request corresponding to the real estate type or area information
included in the keyword.
Besides the floor plan image storage field, as described above, the floor plan
database 106 may store data according to the type field (information on whether it is an
apartment flat, officetel, multi-family house, multiplex, or business space), and area field structures of the stored floor plan, so that the real estate service server 102 may search
floor plan drawings corresponding to the keyword inputted by the user and provide them
to the user.
The image generation module 702 generates an image according to the form and
dimensions inputted by the user in the direct input zone 200, and also, when the user
selects a color, style, type, and thickness of a line in the drawing symbol arrangement
zone 206 to perform a drawing procedure, generates an image according to the
corresponding procedure.
When the user moves an image generated by direct input and drawing symbols
to the drawing symbol arrangement zone, the drawing symbol arrangement module 704
performs the procedure of storing the corresponding image and drawing symbols along
with coordinate information.
When the storing of the coordinate information of the image and all of the
drawing symbols composing the floor plan figure is completed and the user makes a
selection to store the floor plan figure, the floor plan transmission module 706 transmits
the floor plan information to the real estate service server 102.
Meanwhile, in order to allow easy drafting of the user's floor plan drawing, the
floor plan drafting application outputs drawing symbols corresponding to sub-elements
composing the real estate floor plan drawing on the working screen, where these drawing
symbols are stored in the drawing symbol storage part 708. Fig. 8 is a flow diagram of the procedures for drafting a floor plan based on an
aspect of the present invention.
Fig. 8 illustrates the user requesting floor plan drafting during the procedures for
registering an article for sale, and referring to Fig. 8, the user client 100 transmits log in
request information (operation 800) including an ID and password to the real estate
service server 102, and the real estate service server 102 determines whether or not the ID
and password agree with information stored beforehand to transmit log in reply
information to the user client 100 (operation 802).
When the user requests a sales article registration (operation 804), the real estate
service server 102 transmits a webpage for the input of sales article detailed information
to the user client 100 (operation 806).
When the user input-transmits the detailed information on the article for sale
through the sales article registration webpage (operation 808), the real estate service
server 102 determines whether or not a floor plan figure is stored that is in accordance
with the type or area of real estate article inputted by the user (operation 810).
Here, if there isn't a previous floor plan drawing in accordance with the real
estate type and area inputted by the user, the real estate service server 102 transmits a
floor plan draft inquiry message to the user (operation 812).
However, a no result message may also be transmitted instead of an inquiry
message, and various types of messages may be conceived. Afterwards, when the user requests for floor plan drafting (operation 814), the
real estate service server 102 transmits an application for floor plan drafting to the user
client 100 (operation 816).
The floor plan drafting application includes beforehand drawing symbols used
often in floor plan drawings, and allows the user to generate an image directly, to support
the drafting of the floor plan figure.
When the user drafts a floor plan drawing (operation 818), the user client 100
transmits the floor plan information to the real estate service server 102 (operation 820)
and stores it in the floor plan database 108 (operation 822).
Fig. 9 is a flowchart of the processing procedures of a floor plan drafting
application based on an aspect of the present invention, and referring to Fig. 9, the floor
plan drafting application generates a floor plan image in the drawing symbol arrangement
zone 206 (operation 900) according to the user's request.
The floor plan image may correspond to the walls of the real estate article being
registered for sale.
Afterwards, when the user inputs the dimensions or form for an accessory
element that cannot be represented by the drawings symbols provided beforehand, the
floor plan drafting application receives the user input information (operation 902) and
generates an accessory element image corresponding to the input information (operation
904). Afterwards, the drawing symbols provided beforehand and the accessory
element images generated as described above, etc., are arranged on the floor plan to draft
a floor plan figure (operation 906).
When the user finishes drafting the floor plan figure and requests the storing of
the floor plan drawing, the floor plan drafting application receives the floor plan store
request (operation 908) and transmits the floor plan information to the real estate service
server 102 (operation 910).
Meanwhile, a floor plan figure provider service based on an aspect of the present
invention allows for searching previous floor plan drawings, and Fig. 10 is a flow
diagram of the procedures for searching previous floor plans based on an aspect of the
present invention.
Referring to Fig. 10, when the user inputs a keyword corresponding to at least
one of real estate type and area in the previous floor plan search window 208, the user
client receives the floor plan search keyword (operation 1000) and transmits it to the real
estate service server 102 (operation 1002).
The real estate service server 102 searches for floor plan information that is in
accordance with the keyword inputted by the user (operation 1004) and transmits the
searched floor plan information to the user client 100.
When the user views the floor plan drawings and selects one of them (operation
1008), it is determined whether or not the user requests a modification for the selected figure (operation 1010).
If there is no modification request from the user, the user client 100 transmits the
selection information of the user to the real estate service server 102 (operation 1012).
Here, the real estate service server 102 matches the detailed information on the
article for sale inputted by the user with the floor plan figure selected by the user for
storing, and later when a purchaser selects the article for sale, the match-stored floor plan
drawing is provided.
Meanwhile, if there is a modification request by the user in the above operation
(operation 1010), a floor plan drawing is drafted through the floor plan drafting
application according to the procedures illustrated in Fig. 9.
The embodiments of the present invention set forth above are disclosed for
illustrative purposes, and it is to be appreciated that various modifications, changes, and
additions may be made by those with ordinary skill in the art without departing from the
spirit and scope of the present invention, and that such modifications, changes, and
additions are encompassed within the scope of claims as set forth below.
[Industrial Applicability]
As described in the above, according to an aspect of the present invention, a
floor plan drafting application can be used to directly draft a floor plan figure for an
article for sale being registered by a user. Also, according to an aspect of the present invention, a floor plan drafting
application can provide drawing symbols for sub-elements composing a real estate article,
whereby a user may readily draft a floor plan figure.
Also, an aspect of the present invention enables a user to search and modify
previous floor plan figures for registering a floor plan figure.
Also, according to an aspect of the present invention, those articles for sale that
include floor plan figures are given priority in being exposed to purchasers, to increase
the likelihood of a successful transaction for the seller who has drafted a floor plan
drafting.

Claims

[CLAIMS]
[Claim 1 ]
A method of providing a real estate floor plan figure service in a system
connected with a user client by a network, the method comprising:
(a) receiving a floor plan draft request from the user client for a real estate article
being registered for sale;
(b) transmitting a floor plan drafting application to the user client, the floor plan
drafting application configured to output one or more drawing symbols corresponding to
sub-elements composing the real estate article and to arrange the one or more
sub-elements in a preconfigured zone according to the user's request;
(c) receiving floor plan information drafted by the user through the floor plan
drafting application; and
(d) storing the floor plan information.
[Claim 2]
The method of claim 1, wherein the floor plan drafting application has a
previous floor plan search window, and the method further comprises:
(e) receiving a floor plan search keyword inputted by the user;
(f) searching floor plan information corresponding to the floor plan search
keyword; and (g) transmitting the searched floor plan information to the user client.
[Claim 3]
The method of claim 2, wherein the operation (f) of searching comprises
searching the floor plan information using at least one of real estate article type and area
information included in the floor plan search keyword.
[Claim 4]
The method of claim 1, further comprising:
determining whether or not a floor plan for the real estate article registered for
sale by the user is stored; and
if the floor plan is stored, transmitting the stored floor plan to the user client.
[Claim 5]
The method of claim 1 , wherein the received floor plan information is
match-stored with sales article detailed information provided by the user.
[Claim 6]
The method of claim 1, wherein the screen outputted by the floor plan drafting
application has a drawing symbol arrangement zone, and the floor plan drafting application is configured to store drawing symbols moved to the drawing symbol
arrangement zone and coordinate information of the drawing symbols.
[Claim 7]
The method of claim 1 , wherein the screen outputted by the floor plan drafting
application has a drawing symbol edit zone, and the floor plan drafting application is
configured to change a property of a drawing symbol moved to the drawing symbol edit
zone according to the user's request, the property including at least one of direction and
color of the drawing symbol.
[Claim 8]
The method of claim 1, wherein the screen outputted by the floor plan drafting
application has a direct input zone, and the floor plan drafting application is configured to
generate an image according to form, name, and dimensions information inputted in the
direct input zone.
[Claim 9]
The method of claim 1, further comprising:
receiving at least one selection information of real estate article type, area, and
region from the purchaser; arranging in a higher level of a sales article list those articles for sale that include
a floor plan figure from among one or more articles for sale corresponding to the selection
information; and
transmitting the sales article list to the purchaser.
[Claim 10]
A recorded medium readable by a computer having a program recorded thereon
for performing the method according to any one of claims 1 to 9.
[Claim 11]
A system for providing a real estate floor plan figure service, the system
comprising:
a sales article database configured to store detailed information of an article for
sale registered by the user;
a floor plan database configured to store a floor plan figure for the registered
article for sale;
a client communication part connected with a user client by a network and
configured to receive a floor plan draft request from the user;
a sales article registration processing part configured, when there is a floor plan
draft request from the user, to provide a floor plan drafting application to the user's client and to receive floor plan information drafted by the user to store the floor plan
information in the floor plan database; and
a database interface part configured to interface the sales article registration
processing part and the floor plan database.
[Claim 12]
The system of claim 11, wherein the sales article registration processing part
comprises:
a sales article webpage provider part configured to provide a webpage to the user
client for inputting sales article detailed information;
a floor plan drafting application provider part configured to provide the floor
plan drafting application; and
a sales article registration storage part configured to match-store the floor plan
and sales article detailed information inputted by the user.
[Claim 13]
The system of claim 12, wherein the sales article registration processing part
further comprises a floor plan storage determination part configured to determine whether
or not there is a floor plan stored for the same real estate article as the real estate type and
area included in the sales article detailed information.
[Claim 14]
The system of claim 12, wherein the sales article registration processing part
further comprises a floor plan search part configured, when a search keyword is received
from the user client, to search a floor plan figure corresponding to at least one of real
estate type and area included in the search keyword.
[Claim 15]
The system of claim 12, further comprising a sales article information provider
part configured, when at least one of selection information of real estate type, area, and
region is received from a purchaser, to arrange in a higher level of a sales article list those
articles for sale that include a floor plan figure from among one or more articles for sale
corresponding to the selection information to provide to the purchaser.
[Claim 16]
A recorded medium readable by a digital processing device, tangibly embodying
a program of instructions executable by a digital processing device for drafting a floor
plan figure for a real estate article being registered for sale, the program comprising:
a drawing symbol output module configured to output one or more drawing
symbols corresponding to sub-elements composing the real estate article, the drawing symbols being provided from a server connected with the digital processing device by a
network;
an image generation module configured to generate according to form, name,
and dimensions information inputted by the user;
a drawing symbol arrangement module configured to arrange the generated
image and one or more drawing symbols in a drawing symbol arrangement zone
according to the user's request; and
a floor plan transmission module configured to transmit the floor plan arranged
in the drawing symbol arrangement zone to the server.
[Claim 17]
The recorded medium of claim 16, further comprising a floor plan search request
module configured to transmit a floor plan search keyword inputted by the user to the
server and to receive floor plan information corresponding to the search keyword from
the server to output the floor plan information.
[Claim 18]
The recorded medium of claim 16, further comprising a drawing symbol edit
module configured to detect whether or not a drawing symbol is arranged in a
preconfigured drawing symbol edit zone and to change a property of a drawing symbol moved to the drawing symbol edit zone according to the user's request, the property
including at least one of direction and color of the drawing symbol.
