Abstract

【発明の詳細な説明】 (産業上の利用分野) 本発明は、ビルジング屋内の所望のエリアに設けられ水
廻設備を受入可能な構造を有する部屋の複合体に関する
. (従来の技術) 近時のアーバンエリアにおけるピルラッシュの様には目
を見張るものがあるが、そうしたビルジングの付加価値
性を高める基本的要因の一つとしてフロアプランニング
におけるフレキシビリティを挙げることができ、この点
で宥利な体勢を得るには、多様な設備に対処し得るよう
各階フロアのフリースペースを拡充するにしくはない.
然るに,そうしたビルジングの各フロアにはトイレ設備
を始めとする諸種の水廻設備が付きもので、その為のス
ペースを確保しておく必要がある. 一方,近年における水泳愛好者の裾野の広がりに想いを
馳せる時,例えば、オフィスビル等にスイミングルーム
を用意しておくことは、極めて意義有ること翫と言える
. そこで、先ず、トイレの場合、従来は、例えばビルジン
グの一体自身または躯体と一体の壁体で特定のエリアを
囲い、こうした囲い壁の内面に壁装材を貼着するか壁沿
いに壁パネルを建巡らすと共にその上部間に天井仕上パ
ネルを吊設若しくは張り渡して、専用のスペースを画成
するようにしていたし、その他の、例えば、手洗場等の
水廻りの場所も,配管や防水施工の絡みから、トイレと
同じエリアまたはその周辺に夫々位置を定め、割振って
いた. スイミングルームは、極めて限られた目的のビルジング
に例を見る程度であったが、やはり,専用のスペースを
用意しておくことに変りはなかった. (発明が解決しようとする課N) こうした事情の為,先ずトイレ及びこれに付随する水廻
りに付いて述べれば,夫々のエリアが大旨確定してしま
った状態となり,その分フロアプランニングのフレキシ
ビリティが減殺されざるを得す、設備計画の僅かな練り
直しが思わぬコスト高を招くようなことにもなっていた
. スイミングルームの場合、そうした点での不利益が、特
に,Il著に現れ、通常のオフィスビル等では,検討の
対象とさえなり難かった.本発明は斯かる従来の問題点
を有効に解決すべく為されたもので、その目的とする処
は、ビルジングのフロアプランニングに際し,スイミン
グルームを確保しつ一も、フロア本来のフレキシビリテ
ィを損なうことなく、トイレを始めとする諸種水廻設備
の為のスペースを比較的低コストで用意することのでき
る水廻用の部屋の複合体を提供するにある. (課題を解決するための手段) 上記目的を達成すべく本発明は、ビルジングの屋内に天
井付の建物をプレファブ方式により組立て一所要のスペ
ースを全体的に囲繞画威し、更に、このスペースを間仕
切用壁パネルで仕切ることにより,水廻用としての複数
の部屋空間を得,以って、これら水廻用部屋空間の内、
少なくとも一つはトイレに充て、他の一つをスイミング
ルームして利用するようにした. (作用) 上記手段によれば,トイレとスイミングルームの分を含
めともかく必要とされる広さのスペースを,天井付の建
物で全体的に囲繞画成し、これを適宜仕切って,水廻設
備を受入可能な複数の部屋空間を得るようにしており,
従って、その内の一つをトイレ設備の為の場所として押
え,他の一つをスイミングルームに利用しても、当初の
レイアウトプランに漏れがなければ,水廻りのスペース
が不足することはなく、しかも、仕切調整の利き易い間
仕切用壁パネルによる仕切方式なので,実際に必要とさ
れるだけのスペースを画成しておけば良い.それに,工
場生産のパネル物やユニット類を現場で組立てる所謂プ
レファブ方式により建物を構築するようにしているので
、その設置エリアが特定されずコスト的な負担も少ない
.(実施例) 以下,本発明の三つの実施例に係る水廻用部屋複合体各
一を,添付図面に基き,詳細に説明する.尚、各実施例
を通じ、同様な部分は同じ参照番号で表し、説明の重複
を避ける. 先ず、第1図及び第2図を参照して,第一の実施例に係
る部屋複合体の説明を行なう.第1図はビルジング内に
構築した部屋複合体の伏図,第2図は第1図のII− 
II線に沿った部屋複合体要部の拡大縦断面図である. 図中、Cは部屋複合体の全体を表し,部屋複合体Cは,
ビルジング躯体Bdの床Fb上に建巡らされて所要広さ
の長方形状連結空間Sを側方から囲い込む周壁Wと、こ
の周壁Wの上縁聞及び下縁間に適宜な複数のレベルで略
水平に広がり連結空間Sの略全体を上下から画成する天
井T及び床Fとを備えた単一の建築物として,所与の屋
内空間St中に構築されている. 周壁Wは、鉄筋スラブに軽量コンクリートを打設した構
造の躯体床Fb上に高さ調整自在な台枠1・・・をアン
カーボルト2・・・で定着敷設し、これ1に,主体構成
用の耐水性片面壁装壁パネル3・・・を建並べて、隣合
う壁パネル3.3を相互にジョイントし,以って、各パ
ネル3の頂部3aに掴み]トまらせた受金具4・・・に
、壁押え梁5・・・を懸け巡らし.補強梁6・・・を渡
架網結して天井補強を行なった構成とする.パネル頂部
3aを桁枠又は連結材で頭つなぎにすることは差支えな
い.図中、laほ台枠lの室内S側に着設した幅木であ
る.周1wの人目に触れる処、即ち,正面平壁Wlの外
側には、片面壁装の壁パネルで構成した化粧壁Wkを巡
らし、一方、残部、つまり,正面左右の平壁W2,W3
及び奥の平壁W4は、対面する躯体壁wbとの間に、室
外配管Pol.Po2や電気配線等の保守が可簡な程度
のメンテ用スペースS■l,Sm2,Sm3を夫々確保
しておく.そして,化粧壁Wkの適所に、周壁Wを介し
て室内Sへ通じる出入口Enを設ける.木実施例の場合
,正面平@Wtの対応する位置に,細幅の両面壁装壁パ
ネル7を建付けて一対の開口Opl,Op2を隣合せに
形成することにより、出入口Enを二つEr+1,En
2に分け,各出入口に不図示のスライドドアを建付けて
いる. また,メンテ用スペースS11〜Ss3を背後に控える
平壁W2〜W4の適所に,小開口Op3.Op4を形成
し,夫々、施錠可能なアクセスドア8.9を取付ける. 連結空間Sは,正面左右の平壁W2 .W3の略中央部
間に耐水性の両面壁装間仕切パネル10を適宜連設して
間仕切壁Mlを形成することにより、正面側連結空間S
1と、奥の水廻用大部屋空間S2に分け,その際、間仕
切壁M1の略中央部を欄間パネル11で構成する共に、
途中に細幅の両面壁Inパネル12を介在せしめて、一
対の開口Op5.Op8を隣合せに形成し、以って、両
空間S1.S2を連通する中央出入口Ecl,Ec2を
得.また間仕切pM1の正面左端寄り部及び右端寄り部
にも、開口Op7.0p8を形成して、両空間Sl,S
2を連通ずる左右の出入口El . E rを用意して
おく. 正面側連結空間31は,前記正面平壁Wlと間仕切壁M
lの細幅パネル7.12間に両面壁装の間仕切パネルを
連設して前後方向の間仕切壁M2を設けることにより、
正面左右の連結空間SfL,Srに分割し,夫々、更に
、前後方向の間仕切壁M3.M4を設けて、正面出入口
Enl,En2と中央出入口Ecl.Ec2との間を結
ぶ正面通路Pfl.Pf2と、左右の水廻用連結空間S
l’,Sr’とに仕切る.尚、間仕切壁M2は,出入口
を持たない隔壁とし、一方、間仕切壁M3とM4は、そ
の前端及び後端寄り位置に、夫々,開口付きパネルl3
を建て一,各通路Pfl.Pf2と左右の水廻用連結空
間S!L’,Sr’を結ぶ前後の出入口Enll,En
l2とE nl3.E nl4を用意しておく.図中,
4′は各間仕切パネルの頂部に取付けた梁受金具,5′
はこれに嵌着する壁押え梁である. また,各水廻用連結空間S 41 ’ + S r ’
を画成する左右の平壁W2.W3の手前半分W21,W
31と間仕切壁M3,M4との略中央部間にも、耐水性
の両面壁装間仕切パネル14を連設して、更なる間仕切
壁M5.M6を形成することにより,両空間S文’,S
r’を、夫々、前後の水廻用部屋空間S11.S12:
S13,514に区画する.天井Tは、適宜な天井補強
梁6・・・に支持金具l5・・・を掛け止めて、伸縮自
在な吊金具16a.16b.16cを適所に垂設し、こ
れで野縁受又は野縁状のバー17a.17b.17cを
吊り1トめることにより、天井パネル連結構造の組天井
18a,18b.18cを各部屋空間Sll,S12.
Sl3.S14.S2及び通路Pfl.Pf2毎に吊設
した構成とする.図中,19は各組天井の周縁に取廻し
た廻縁である. 本実施例では、以上において、部屋複合体Cの水廻用部
屋空間311−S14及びS2の内、311を婦人トイ
レ、512を女性用更衣室,またS13を紳士トイレ、
S14を男性用更衣室、そして%S2を男女共用のスイ
ミングルームに充て,夫々適宜な水廻設備を施し,防水
床を張るようにしており、以下,その詳細を述べる.婦
人トイレSllは,出入口Enllを入った時右手に位
置する壁、即ち、間仕切壁M5沿いに,数連の洗面器2
0・・・と湯水混合栓2l・・・を備える洗面カウンタ
ー22の付いた配管ユニット23一面と、大便器24付
配管ユニット25数面とを連設し、前者23の後上方に
大判の化粧鏡26・・・を配設する一方、後者25・・
・各一の周囲を仕切ブース27及びドア28付ブース2
9で夫々囲って,洗面化粧用スペースSlllと大便所
3112を得、各配管ユニット23.25内の配管系P
 illを室外配管Palに適宜取合わせる. 女性用更衣室512は,出入口E nl2を入った時左
手に位置する壁、即ち,上記間仕切壁M5に沿い,多数
の収納ロッカー30・・・を上下二段に連設して着替場
所S121を得る一方、シャワー設備をユニット化した
シャワーパネル31を数面設け,夫々,周囲を仕切ブー
ス32及びドア33付プース34で囲って、シャワース
ペース3122を構成し,各パネル31の配管系Pil
2をトイレ311側の配管系Pillと壁通しに連結す
る.紳士トイレSllは,出入口E nl3を入って左
手の間仕切壁M6沿いに,洗面器20と湯水混合栓2l
を備える洗面カウンター35の付いた配管ユニット36
と,数連の小便器37・・・を備える配管ユニット38
と,前記大便器24付配管ユニット25とを連設し,ユ
ニット36の後上方に化粧鏡26を配設すると共に,同
ユニット36と次のユニット38との間にスクリーン3
9を立て、更に,ユニット25の周囲を仕切ブース27
及びドア28付ブース29で囲って、洗面化粧用スペー
ス5131.小便所S132及び大便所S133を得,
各ユニツ}36,38.25内の配管系Pi13と室外
配管Po2を結ぶ. 図中、38aは小便器付配管ユニット38の配管枠、3
8bはトップカウンター、モして38cは前面板を,夫
々、例示的に示したもので,他の配管ユニットも類似の
構成とする. 男性用更衣室514.上記間什切壁M6に沿い、女性用
更衣室312同様、多数の収納ロッカー30・・・を連

カー30を,掃除設備の収納場所に充てる. また、各シャワーパネル3lは,湯水混合栓31aから
取出した手持シャワー3lbのレスト31cを上部に設
け、中央部乃至下部に、固定式のボディシャワ−31d
とレッグシャワー31eを適敷配置する. それから、各配管系P ill〜Pil4に,給湯管P
i.給水管P2,汚水管P3の外、排臭管P4を含め、
配管ユニットの下方から、通気を兼ねて排臭し,更に、
天井Tl[に不図示の空調ダクトを引廻し、各組天井1
8a〜18cに設けた不図示の換気口から室内空調を行
なう. 床Fは、本実施例の場合,連結空間31の略全体を,常
用の防水下地タイル仕上床F1とし:各シャワーパネル
30の散水領域のみは、排水パン40を設置して、その
周縁立上げ部40aにブース32.34を建付けるよう
にするが、正面通路Pfl.Pf2と着替場所S121
,S141をフェルト貼り或いはカーペット敷きにする
ことは差支えず、またシャワースペース3122.31

い. スイミングルームS2の場合一均しモルタル、アスファ

しくは金属性シ一ト42或いは平ブロック等で水密に仕
上げて,下床F21を形成し、その周縁に、立上げ防水
層43を廻して 所定高さの組積44を設け,組積44
の内側に,上下の格子枠45a,45bと支柱45c・
・・から成る支持枠45を回廊状に組廻し、同じく平面
視回廊状の樹脂性排水パン46と、これを裏補強する合
板47から成る上床F22を,上記組積44及び支持枠
45に載置固定して,部屋S2一杯に二重床F2を形成
し、以って、連結空間S1に通じる中央及び左右の出入
口Ecl.Ec2;E文.Erに適数段の階段ユニット
48,48:49,49を取付け,床Flとの間の連絡
を図っている.排水パン46は、内方へ傾斜する本体部
46aと、その外縁を立上てげ鍔出し覧たリム部46b
と、内縁を立上げた水返し兼用係1#−.部46cを備
えた構造とし、本体部46al[面の合板47を前記支
持枠45で受け,リム部46bを組積44頂面に載せる
.図中、46dは係]ヒ部460手前に設けられた排水
目皿である. 支持枠45には、スイミングルームS2の所要配管路及
び室外配管Pol.Po2の連絡管路を含む室内配管系
Pi2、例えば、給湯管PI’、給水管P2゜,汚水管
P3゜、排臭管P4’等を収容保持する配管枠を兼ねさ
せる. そして,回廊状二重床F2に丁度嵌着する長方形サイズ
の合成樹脂性プールユニツ}50を据付け,上記配管系
Pi2と適宜取合わせる.プールユニット50は.角槽
状の本体部51と、その上縁より外方に延伸する水平リ
ム部52と、リム部52外縁より略垂直に垂下するエプ
ロン部53を備えた構成として,本体部5lの槽底51
a上面にコース区分用のライン55を適数本マーキング
し、また、リム部52の短辺側上面52a.52bを長
辺側52c,52dより幅広にして,いずれか一方52
aに,コース別のスターティングプレート55・・・を
設け、更に、コーナ一部52e・・・上面とエプロン5
3下部53a外面との間に手摺56・・・を取付ける.
図中,57は手摺56間近の本体51側壁部5lb内面
に突設したグリップ,Lwは水面である. プールユニッ}50の荷重は,本体部51の底壁下面を

複数の水廻用部屋空間Sll〜314,S2に仕切り,
その内の少なくとも一つ(本実施例では二つSll,S
13)をトイレに充て、他の一つS2をスイミングルー
ムとして利用するようにしているので,トイレを始めと
する諸種の水廻り領域を、共通フロアとしての床躯体F
b上適宜なエリアに,まとめて位置させることができ,
予め特定のエリアを用意しておく必要がない.従って,
床躯体Fbのフロアプランニングに際し、存分なフレキ
シビリティを期待でき,しかも,例えば、ワンフロアに
二つ以上のオフィスが入る場合等、そうした水廻用の設
備を夫々のオフィスに設けることも容易となる.また、
コスト面に絞って見ても,単に建物Cがプレファブ方式
である為に設置費用が少なくて済むだけでなく,従来必
要とした一体造作が不要となり,大幅なコスト減を見込
める. しかも,各部屋空間Sll−514,S2の間に間仕切
壁M1〜M6を少なくとも一つ介在せしめるだけで良く
、その分、可成りの工期短縮及び資材節約が可能となる
. ところで,と記部屋空間311〜S14.S″の割振り
に際しては,最小限、トイレスペースとスイミングルー
ムが確保されてさえいれば良く,例えば、更衣室512
,514にユニットバスを設置する等、その利用形態及
び部屋順は任意であり、従って,内装設備特にユニット
関係の共用化や取合間係を考慮して最適のレイアウトを
得ることができる. また、連結空間Sの間仕切りパターンや間仕切壁の側数
及び平面視形状も任意に定めて良い.特に、隣り合う部
屋空間の間で一寸したスペースを融通し合うことができ
る点極めて便利であり、例えば、間仕切壁M5を途中で
空11Jis 1 2側にZ字状に入り込ませて婦人ト
イレSllに荷物置場やベビーベッドを配備する等様々
な措置が可能である. この点、場合によっては、間仕切壁として,平面視略H
形やL形或いはT形,V形等の英文アルファベットシリ
ーズ又はΩ形,n形のようなギリシャ文字シリーズ等,
適宜なシリーズ品を用意しておき、これらを単独で用い
、或いは組合せ,以って,オプショナブルな部屋空間や
サブスペースを提供できるようにしても良く、そうした
役目を適宜なブースに任せても良い. また本実施例では、室内配管Pill , Pil3P
i2を、エンクローズド型の床とユニット23.25.
36.38又は上床F22を被覆材とする支持枠45に
収容保持しているので、床FlとF21を乾式の防水床
にすれば,施工が楽であるばかりか、水廻りであること
を余り意識する必要がなく,この点でも、建物Cの設置
エリアを自由に選ぶことができる. それに、周壁Wの外面で人目に触れる部分Wlを化粧壁
Wkで覆うようにしたので、片面壁装の壁パネル3だけ
を使用しているにも拘わらず、壁躯体wbにのみ沿わせ
ることを強要されない.しかも、周壁Wの一部を意図的
に壁躯体wbに隣接させているので,その分、壁装材を
節約でき、躯体側フロアスペースの有効利用につながり
、また、建物C位置決めの際の隅出しにも都合が良く,
壁躯体wbとの間を,メンテナンス用スペースS諺1−
S脂3或いはダクトスペースとして積極的に利用するこ
ともできる. 尚、斯かる建物Cを公共性の高い場所に構築する場合、
好ましくは、各部屋空間の出入口を広く取り、特にトイ
レ関係のスペースは,内装設備を病弱者や身障者等の利
用し易いものにする.ご覧で、第3図及び第4図を参照
して、本発明の第二及び第三の実施例に係る水廻用部屋
複合体を説明する. 第3図は第二実施例に係る部屋複合体の中のスイミング
ルームの縦断面図、第4図は第三実施例に係る部屋複合
体の伏図である. 第二実施例に係る部屋複合体C゜は,スイミングルーム
S2の下床F21′を防水パン60で構成し,その水平
本体部61上面にブロック58・・・を敷いてプールユ
ニット50を受け、同木体部61周縁の立上げ部62に
壁パネル3,lOを建付けている点、前記実施例Cと異
なる.本実施例C゛によれば、二重床F2を乾式施工で
き、工期が短縮される. 尚,上床F22の支持枠45は、パン本体部61に直接
載設し、組積は設けない.パン本体部61は下面に補強
枠63を設け、これを躯体床Fb上のフーチング64・
・・で支承する.第三実施例に係る部屋複合体C”は.
連結空間Sの内、正面出入口Enを入ったすぐの処を、
スイミングルームS2″とし、その左右に、出入口En
4,EnS付の間仕切壁M7,M8を設けて、男子及び
女子トイレ53.54を画成する一方,スイミングルー
ムS2”の奥壁部を除去して、天井Tだけを残し、両開
仕切壁M7,M8と天井T及び防水床Fにより画成され
る大口の開口Op9に、コースライン54・・・付競泳
用プール70のスターティングプレート55・・・側を
、外方より延入せしめている点、第一実施例Cと異なっ
ている.本実施例C”によれば、既存のプール70をそ
のま一利用でき、安上がりである.尚、上記プール70
に換え、屋外に延在する自然の川岸や海岸線をスイミン
グルームS2”中に湾入せしめることは差支えない. (発明の効果) 以上の説明により明らかな如く、本発明によれば、ブレ
ファブ方式により組立てた天井付の建物で所要のスペー
スを全体的に囲繞画威し,これを間仕切用壁パネルで仕
切って、水廻用の複数の部屋空間を得、その内、一つを
トイレに充て、他の一つをスイミングルームとして利用
するようにしている為,トイレを始めとする諸種水廻望
域及びスイミングルーム各一に付き、その設置エリアが
特定されずに済み、従って、フロアプランニング玉のフ
レキシビリティを存分に享受できる.しかも、間仕切用
壁パネルでの仕切調整により部屋空間相互間のスペース
的な融通を図ることができるので,実際に必要なだけの
広さのスペースを画成しておけば良く,省スペースの面
でも極めて有利である.
