Abstract

The invention relates to a method designed for the measuring and allocation of the energy consumed in real time and, more precisely, of the whole operational cost of the energy source (burner, cooling machine) in multiple ownership buildings which are furnished with central cooling or heating installation as well as with a digital device destined for the management of buildings and the monitoring of the function of the central cooling or heating installation of same buildings. The aforementioned digital device allocates the totality of the shared maintenance expenses of the building, calculates theenergy received by each ownership from the central cooling or heating installation, allocates the whole operational cost of the central heating or cooling installation periodically or in real consumption time, monitors the temperature of the inlet water (compensation) of the central heating installation in respect to the environmental temperature and the required thermal power of the active ownerships, monitors the produced energy analogously to the whole power of the active apartments, calculates the theoretical performance degree of the central cooling and heating installation, detects failures in the autonomously working gate valves and controls the right operation of the inputs and outputs of the device.
