Abstract

The present invention relates to a method for readapting dwellings comprising apartments of small or large living surface by uniting in duplex rooms of two superimposed floors, and a construction element for implementing such method. According to the invention, two façade openings, belonging to rooms to be united, are vertically interconnected by a staircase housed in a construction element (19) built in the façade, of which the horizontal cross-section is defined by an outline, polygonal or arc of a circle, exinscribed to the outer section of the staircase cage, which outline is extended, in general by straight lines, up to the extremities of the base, said base having a width corresponding to a modular spacing such that the vertical loads may be reported to the façade posts of the construction.

Description

The present invention relates to so-called collective housing. At the time of the development of the type of housing in large complexes, the housing crisis led to the creation of standard housing generally grouped by one or two types in the same building. The current demand relates to a more varied typology and an update of housing. It varies over time with the evolution of the family. The satisfaction of this demand is currently obtained by real estate projects which involve in whole or in large part the transfer of applicants for larger dwellings in other buildings.

The present invention aims to avoid these population displacements by intervening punctually, on the only dwellings for which the demand and the needs require a modification of the distribution of the habitable volume.

The solution currently considered to increase or decrease the number of habitable rooms in a dwelling is the meeting of two contiguous dwellings located on the same floor by piercing a separating wall when a dwelling is vacated. But this type of opportunity is rare. The widening of solutions by meeting in the form of so-called “duplex” apartments of accommodation located on two superimposed floors by joining them together by an internal staircase comes up against the difficulty of installing said staircase. This installation difficulty results, on the one hand, from the reduction in living space that it entails and, on the other hand, from the need to pierce existing floors which often constitute elements contributing to the mechanical stability of the construction and in which the heating pipes are often buried by the ground.

We know, from FR-A-2.501.265, a set of staircases with several bearings in fabricated cells intended for the construction or reconstruction of buildings. However, such a staircase only allows serving the different levels of a building but not the meeting of two apartments selected to constitute a duplex.

The object of the present invention is to solve these problems and its subject is a process for rehabilitating the habitat comprising apartments of small or large living area by combining duplexes of rooms of two superimposed floors, characterized in that one puts in vertical intercommunication two openings on the facade, belonging to rooms to be joined, by a staircase housed in a constructive element attached to the facade, said constructive element being attached to existing structures of the construction such as facade posts and floors of the building .

When the openings on the facade are not window doors leading to a balcony, a case which is preferably chosen as far as possible to avoid demolition of the balconies, at least one window sill located across the width of the facade of the element is demolished to give access to a landing made in the element, a landing onto which the staircase opens.

According to a preferred embodiment, the constructive element attached to the front has a horizontal section, the base of which corresponds to a modular spacing allowing the transfer of vertical loads to the supporting posts of the construction. In the case where the width of the frame of the supporting posts of the construction against which the construction element is applied includes a spacing between posts not corresponding to that used for determining the width of the base of the section horizontal, a flag-bearing structure is added on at least one side of this base. The horizontal section of the constructive element is preferably symmetrical with respect to the median of the base and, the stairwell being arranged in the outer top of the section, said section is defined by a path, polygon or arc of a circle , exinscribed to the outside section of the stairwell which is extended, generally by straight lines, to the ends of the base. It follows that this section can be an isosceles right triangle, a trapezoid whose three sides are tangent to the circle exinscribed to the stairwell, a polygon whose four sides are tangent to said circle, a curvilinear trapezium whose small base is constituted by an arc of said exinscribed circle or a curve in basket handle whose apex is tangent to this exinscribed circle. The expression circle outside the staircase means a circle centered on the axis of the core and having a radius equal to the minimum width of the steps. The neighboring sections of the base of the section of the constructive element left free by the stairwell can be arranged in habitable volumes with glazing in the faces of the constructive element.

When the upper floor of the duplex is not the upper floor of the construction, the roof of the added construction element is preferably arranged as an open balcony for the floor immediately above.

An example of implementation of the invention will be described below with reference to the attached drawings in which:
FIGS. 1A, 1B and 1C are plans at the level of three floors illustrating the rehabilitation of three dwellings in two duplexes by application of the method according to the invention and FIG. 2 is an elevation view of the facade corresponding to FIGS. 1.

The planned rehabilitation involves three apartments of the three-room kitchen type located on the two, three and fourth floors of a building. The purpose of the rehabilitation is to add a room I to the third floor apartment to that A of the second floor and a room IL and the kitchen III of the apartment of the third floor to the apartment C of the fourth floor, the third room B of the apartment of the third floor being joined by a drilling of partition 10 to an adjoining apartment on the same floor.

Les pièces I, B et IL de l'appartement du troisième étage sont tout d'abord isolées par des cloisons séparatrices 11.Rooms I, B and IL of the third floor apartment are firstly insulated by dividing partitions 11.

The apartments occupy in front four spans between the studs 12 of the building.

As preparatory work, we remove the lighters 13 of the two left spans of the second floor, the lighters 14 of the three left spans and the light 15 of the right span of the third floor and the lighters 16 of the two central spans of the fourth floor with sill 17 of the right span. Some of the lighters such as 14 ', 16', possibly the glazings which surmount them, can be preserved or replaced by glass walls to isolate the room which they delimit from the bearing of the added construction element, the communication being made through a door 18.

A constructive element is designated as a whole by the reference 19. It has a horizontal section in isosceles right triangle whose base corresponds to the width of two current spans between posts 12 of the facade. Due to the fact that the constructive element is applied against a part of the facade comprising a larder span in line with the sills 15 and 17, the attachment of the constructive element to the post 12 ′ is done via a structure in flag (extension of the side facade or the base of the isosceles right triangle).

The supporting structure of the example shown comprises six posts, two of which 20 at the ends of the base, one 21 in the middle of this base which comes in line with the central post 12, another 22 at the top of the dihedral and two others 23 at the middle of the lateral faces, this assembly being braced either in the plane of the facades, or in the thickness of the floors. The reference 35 designates a flag-bearing structure added on one side of the base of the constructive element to compensate for the widening of the span corresponding to the spindles 15 and 17 and allow the constructive element to be hooked onto the post 12 '.

The stairwell 24 is arranged in the square between the posts 21, 22 and 23. On each floor and between the two groups of posts 20, 21, 23 are made two bearings 25. Each landing is separated from the cage d 'staircase either by solid partitions 26, or by partitions provided with a door 27 opening onto the landing 28 of the staircase or, finally, by a railing 26'. The side walls of the element 19 have, in their parts located between the parts 20 and 23, windows 29 which illuminate the bearing 25 and the adjoining part. Other windows 30 in the wall between the posts 22 and 23 light up the stairwell. To lighten the whole and limit the shade on windows such as 31 (Figure 2) located on the lower floor, we can create a vacuum 32 under the flight 33 of the stairs.

When floors exist above the ceiling of the upper apartment served, the roof of the element can be transformed into a balcony as illustrated at 34 in Figure 2.

The rooms subject to the new distribution can be rearranged by deleting or moving the lightweight partitions as shown in Figure 1B for rooms B and III.
