Description

The invention relates to a building according to the preamble of claim 1.
From DE 43 11 988 C2 a building comprising a plurality of storeys is known, in which for each storey unit at least two usage units are arranged for living purposes. The usage units comprise a number of stationary functional rooms, such as for example a kitchen, bathroom, living room etc. In order to address the need for a higher degree of living comfort, a usage unit can be extended by at least one further stationary functional room, if at the same time the adjacent usage unit on the same storey is made smaller by said functional room. In order that a number of stationary functional rooms can be used optionally by different users, said functional rooms need to have exchangeable closure elements or door elements. The disadvantage of the known building is that an extension of a usable area for a usage unit is only possible if the user of the neighbouring usage unit no longer wishes to use the corresponding functional rooms. The extension of the usable area is thus dependent on the requirements of the user of the neighbouring living unit.
From WO 03/018936 A1 a building with a plurality of storeys is known in which a plurality of usage units are arranged. The usage units each comprise stationary functional rooms, to which parking spaces are assigned. Said parking spaces can be used for parking vehicles, which can moved by means of a conveying device from the basement of the building. The conveying device comprises a vertical conveyor, which is connected to a drive area used as an entry or exit, so that the vehicles serving as mobile functional rooms have to be moved from an area outside the building to the usage units.
Document WO 02/097206 A1 discloses all of the features of the preamble of claim 1.
From WO 02/097206 A1 a building with a plurality of storeys is known, wherein a plurality of usage units are provided which are accessible via a stairwell. The usage units each have a usable area, which consists of a number of stationary functional rooms and a number of mobile functional rooms, each of the latter being extendable with the usage unit by means of a conveying device. The disadvantage of the known building is that the mobile functional rooms have to be delivered individually by lorry. The extension of the mobile functional rooms is therefore relatively expensive.
The objective of the present invention is therefore to develop a building with a plurality of storeys, in which at least one usage unit is arranged respectively, such that dependent on the user the usable area of a usage unit can be varied in a simple manner.
To achieve the objective the building according to the invention has the features of claim 1.
The particular advantage of the invention is that by providing an additional mobile functional room the usable area of a usage unit can be extended in a simple manner. In a central collecting station of the building a plurality of mobile functional units with the same or different usage function can be provided which can be rented out additionally according to the needs of the users of the usage units. The mobile functional rooms can be set up to be used for example as a fitness room or sauna room or home cinema or music room and the like. The invention thus enables in particular a flexible extension of the usage units with different functional uses, which are made available to the user of a usage unit as required.
According to a preferred embodiment of the invention the mobile functional rooms are each designed as containers. The containers can be fitted in a simple manner with furniture and fittings according to the prespecified use.
Preferably, the container has a standard floorplan which corresponds to the floorplan of a standard room of a usage unit or living unit. In this way mobile standard functional rooms can be provided which can be integrated into the usage units for different purposes.
According to one development of the invention a conveying device is provided with a vertical conveyor and a number of horizontal conveyors, so that the mobile functional room can be moved back and forth from a central collecting station to a coupling space arranged adjacent to a stationary functional room of the usage unit. In a position of use of the mobile functional room in the coupling space the latter is accessible according to one development only from a stationary functional room of the assigned usage unit, so that the mobile functional room belongs directly to the private area of the user of the usage unit.
According to an alternative embodiment of the invention the mobile functional room can be accessible in the position of use on the one hand only from the stairwell or on the other hand from the stairwell and the respective adjoining usage unit. The use of the mobile functional room from the stairwell may be particularly practical if the mobile functional room is intended for commercial use for a specific group of people who should not have access to the private usage unit, for example for use as fitness, sauna, music rooms for third parties.
According to one development of the invention the coupling space and/or the mobile functional room comprises coupling means for supplying power to the mobile functional room preferably from the usage unit. In this way it is ensured that in the position of use of the mobile functional room electric power can be made available, for example for lighting and/or powering electrical consumer units fixed in the mobile functional room. After positioning the container in the position of use and connecting the coupling means the mobile functional room can be used straight away. The installation cost is thus relatively low.
According to one development of the invention in a central collecting station of the building a plurality of equally sized mobile functional rooms are arranged which are provided with furniture and/or fittings with the same or different functional use. At the request of the user the usage unit can be extended spatially and functionally by a freely selectable use function. In this way it is possible to increase the ease of use and living comfort of the user in the building.

A building 1 has a plurality of storeys 2 in which at least two usage units 3 are arranged respectively. The usage units 3 can be used for business or private purposes. In the following it is assumed that the usage units 3 are used as living units (flats).
The living units 3 each have an invariable number of stationary functional rooms 4, namely a bedroom 5, a bathroom 6, a combined kitchen/living room 7 and a hall 8, wherein said stationary functional rooms 4 are separated from one another by suitable dividing walls 9. Door elements 10 are integrated into the dividing walls 9 to provide access to the individual rooms. The stationary functional rooms 4 are components of the respective living unit 3, which is rented for example by the user of the living unit.
To extend the usable area of the usage unit 3 defined by the stationary functional rooms 4 a functional room extension device 11 is provided, by means of which the usable area of the respective usage units 3 can be extended by integrating a mobile functional room 12. The room extending device 11 comprises a collecting station 13 arranged at cellar level (bottom storey), in which a plurality of the movable functional rooms 12 are mounted, a coupling space 14 adjoining the respective usage unit 3 for receiving one of the mobile functional rooms 12 as well as a conveying device 15 for transporting the individual mobile functional rooms 12 from the collecting station 13 to the coupling space 14 and vice versa.
The mobile functional rooms 12 are designed respectively as equally sized containers with a bottom wall 16, a number of vertical walls 17 and a top wall 18. The containers 12 have an equally sized standard floorplan and are prefitted for different purposes. For example, the mobile functional rooms 12 can be furnished and/or fitted so that they can be used as a fitness room, home cinema, music room, sauna room, guest room, party room, dance and yoga room, play area, barbecue area, hobby room, library, utility room or as a parking space for a car.
To access the container 12 the latter has an openable or removable closing means, in particular a door element 19. In the present example embodiment two opposite door elements 19 are arranged on opposite longitudinal side vertical walls 17' so that the same container 12 in a coupling position in a first coupling space 14' assigned to a first living unit 3' is accessible from a living room/kitchen 7' of the first living unit 3' and in a further coupling position in a second coupling space 14" assigned to a second living unit 3" of the same storey 2 is accessible from the living room/kitchen 7" of the second living unit 3". For this purpose the longitudinal side closure means 19 of the container 12 is aligned with the coupling spaces 14', 14" with corresponding closing means or door elements 20 of the living room/kitchen 7', 7". A door element 21 arranged on an end side vertical wall 17" of the container 12 is generally designed to be closed so that the container 12 in the coupling position is only accessible from the respective living unit 3', 3".
According to a not shown alternative embodiment of the invention the door element 21 of the container 12 can be designed to be openable so that in the coupling position the container 12 is accessible from a stairwell T of the building 1. This is practical in particular if the mobile functional room 12 is intended to be used for commercial purposes for third parties who are not living in the living units 3, 3'. For example, the mobile functional room 12 can be used for a purpose which is external to the living unit and also as garage for a vehicle. Access to said garage is preferably only through the publicly accessible door element 21, whilst the other closure means 20 is permanently closed. Preferably, the user of the corresponding living unit 3 to which the container 12 is assigned has keys for the door element 21.
The container 12 and the coupling space 14, 14', 14" each have coupling means 33 for supplying power to the mobile functional room 12. The coupling means 33 can for example be electrical connecting means, so that via an electrical cabling system laid along the walls 16, 17, 18 of the container 12 electrical consumer units can be supplied with power inside the container 12. If necessary, the coupling means 33 can also comprise a mains water supply for operating the mobile functional room 12 as a whirlpool room for example.
The conveying device 15 comprises on the one hand a vertical conveyor 22, which can be moved vertically in a shaft 23, and on the other hand a horizontal conveyor 24, which can be moved horizontally from a distribution space 25 adjoining the shaft 23 in two mutually perpendicular directions. On each storey 2 there is a distribution space 25, wherein in the upper storeys 2, where the living units 3 are located, there is a coupling space 14', 14" adjoining the longitudinal side of the distribution space 25. On the bottom storey 2 (cellar level) next to the distribution space 25 there are additional distribution spaces 25' so that a series of distribution spaces 25' or a distribution channel is formed. On one and/or both sides of the said distributor channel 25, 25' bearing spaces 26 are arranged for receiving the unused mobile functional rooms 12. The distribution channel and/or the bearing spaces 26 form the collecting station 13 for the mobile functional rooms 12.
The vertical conveyor 22 is preferably designed as a container lift, which comprises an lift cab, into which and out of which the container 12 can be moved by means of the horizontal conveyor 24.
The horizontal conveyor 24 has a transport carriage 28 with wheels 29, which can be moved horizontally by means of a not shown control and adjusting unit. In addition, the transport carriage 28 has a vertically movable lifting element 30, by means of which the container 12 can be lifted into a position in which the retractable prongs 31 of the transport carriage 28 are located underneath the container 12, and can then be moved to the desired place.
The progress of the containertransport from a bearing position in the collecting station 13 into a positon of use on a second storey is described in more detail in the following by way of example with reference to Figures 3 to 8. The user of the usage unit 3 on the second storey 2 would like to rent in addition a mobile functional room 12 for use as a guest room. The user applies to the landlord and books said guest room for a specified period. The landlord sends a technician to the building 1 in order to activate the functional room extension device 11 according to the agreement with the tenant of the usage unit 3'. The technician obtains authorisation from a not shown operating unit, by means of which the mobile functional room 12' mounted in the collecting station 13 is selected and transported by means of the conveying device 15 from the collecting station 13 to the coupling space 14'. The coupling space 14' is arranged adjoining a dividing wall 9' of the stationary functional room 7, wherein the dividing wall 9' comprises the openable door element 20 for access to the container 12'. For this purpose the horizontal conveyor 24 in the distribution channel moves into a position, in which it is located to face the end of the desired container 12'. Then the horizontal conveyor 24 is controlled so that it moves underneath the desired container 12', lifts the latter by means of the lifting element 30 and then moves to the distribution space 25 in front of an opening of the shaft 23. After this the horizontal conveyor 24 moves into the cab of the vertical conveyor 22 and places the container 12' down there. Then the cab of the vertical conveyor 22 is moved to the second storey 2, from where an additional horizontal conveyor 24 moves into the cab, lifts the container 12 and then moves out to the distribution space 25. The horizontal conveyor 24 then moves back into the starting position to the distribution space 25 of the second storey 2' for receiving if necessary an additional container 12 for the additional usage unit 3" or for moving the container 12' placed on the coupling space 14' back to the vertical conveyor 22, by means of which the container 12' is transported in the direction of a free storage location 26 of the collecting station 13. Lastly, the longitudinal side access means 20 of the container 12' is released for access out of the usage unit 3 via the door element 21 thereof and by connecting the coupling means 33 electrical power is provided for the container 12.
The collecting station 13, the vertical conveyor 22, the horizontal conveyor 24 and the distribution spaces 25, 25' or coupling spaces 14', 14" are usually not accessible to users, but are only used for transporting or positioning the mobile functional rooms 12. The users only have access to the mobile functional rooms 12 arranged in this closed area if they are coupled to the respective usage unit 3.
According to a not shown alternative embodiment of the invention the mobile functional room can also be designed as a platform, which has a bottom wall and/or at least one vertical wall adjoining the bottom wall. Thus this is not a self-contained room, as with the container 12, 12', but a partly opened room. Advantageously in this way the mobile functional room can be used more flexibly.
