【発明の属する技術分野】
本発明は、高層ないし超高層の集合住宅建物に関する。

【従来の技術】
近年、集合住宅の高層化の要請に伴って、20階建て程度(高さ60m程度)の高層集合住宅建物や、30階建て以上(高さ100m以上)の超高層集合住宅建物が計画されるようになっている。これらの高層集合住宅建物において、広い間口や住戸内に梁型が突出しないと云う要請があった。これらの要請に応えるものとして、図3に示すように建物の中央にコアウォール1を配置する架構構造が知られている。コアウオール1の外周部には、スラブ5および外周ラーメン架構2等が配設されている。

外周ラーメン架構2は、外周柱3と外周梁4とによる鉄筋コンクリート造の高剛性のもので、建物全体の外殻をなすチューブ状の架構を構成しているものである。

コアウオール1は、建物の最下層から最上層まで連なる一連の鉄筋コンクリート造の高剛性の壁体である。

【発明が解決しようとする課題】
しかし、従来の高層ないし超高層の集合住宅建物において、コアウォール1を建物の下層階から上層階まで一様に設ける構造では、図4に示すように低層階Xにあってはコアウォール1が有効に作用しているものの、中層階Yでは、コアウォール1にヒンジが発生しないためにエネルギーが有効に吸収されない。更に、上層階Zでは曲げ変形が大きすぎてコアウォールが有効に働かないと云う欠点が存在した。
本発明は、かかる従来の問題を解決するためになされたもので、中、上層階のコンクリート量を低減すると共に、有効な動的特性を得ることができ、エネルギー吸収性能に優れたコアウォールシステムを備えた集合住宅建物を提供することを目的とする。

【課題を解決するための手段】
前記目的を達成するため本発明の請求項1に係る集合住宅建物は、集合住宅建物において、低層階Lがコアウォール部のみから構成され、中層階Mがコアウォールと梁部とから構成され、上層階Nがコアウォールと柱と梁部とから構成され、最上層階Oが柱と梁部とから構成されるコアフレームを備え、中層階Mから上層階N、最上層階Oにかけて該コアフレームの剛性調節が可能とされ、該コアフレームに積極的にエネルギー吸収させることを特徴とするものである。
前記構成によれば、コアフレームの剛性を上になるにしたがって小さくできるので、コンクリートの使用量を低減できるうえ、中層階Mから上層階N、最上層階Oにかけてコアフレームの剛性調整が可能なため、有効な動的特性を選択する事ができる。したがって、最適な位置で梁にヒンジを生じさせることができ、コアフレームに積極的にエネルギーを吸収させることができる。

【発明の実施の形態】
以下、本発明の実施の形態について、図面を用いて説明する。
図1は、本発明の一実施の形態に係る集合住宅建物の一例を示す全体の立断面図である。図において集合住宅建物のコアフレーム10は、下から順にコアウォール11のみから構成された低層階Lと、コアウォール11と梁部12とから構成された中層階Mと、コアウォール11と梁部12と柱13とから構成された上層階Nと、梁部12と柱13からフレームを構成した最上層階Oとから構成されている。

低層階Lにおけるコアフレーム10は、現場打ちの鉄筋コンクリート製の連層耐震壁(コアウォール11)からなる高剛性のもので、内側にエレベータや階段室、あるいは、設備スペースや配管スペースなどが配設されている。図2(d)は、図1におけるD−D線断面図である。また、コアウオール11の外周部には、無梁スラブ14および外周ラーメン架構15が配設されている。

外周ラーメン架構15は、外周柱16と外周梁17とによる鉄筋コンクリート造の高剛性のもので、建物全体の外殻をなすチューブ状の架構を構成する。

無梁スラブ14は、外周ラーメン架構15とコアウォール11との間に架設されている。この無梁スラブ14により住戸ゾーンの全体が無柱でかつ無梁の空間とすることができ、自由に区画して所望のプランの住戸を設定できる。

中層階Mでは、コアフレーム10がコアウォール11と梁部12とから構成されている。図2(c)は、図1に於けるコアフレーム部のみのC−C線断面図である。この部分では、一部に梁部12を導入しているので、無駄なコンクリートを軽減できると共にコアフレーム10の剛性を調節でき、地震時に、梁に塑性ヒンジを発生させることができる。

上層階Nでは、コアウォール11と梁部12と柱13とから構成されている。図2(b)は、図1に於けるコアフレーム部のみのB−B線断面図である。この部分では、部分的にコアウォール11がフレーム(柱13と梁部12)に置き変わっており、地震時に、梁に塑性ヒンジを発生させることができる。

最上層階Oでは、コアウォール11の代わりに梁部12と柱13からコアフレーム10が構成されている。図2(a)は、図1におけるコアフレーム部のみのA−A線断面図である。この部分では、フレーム架構全体として剪断型変形を示すこととなり、地震時に梁に塑性ヒンジを発生させることができる。

以上のように本発明では、コアフレーム10の剛性を上層階に向かって小さく構成することで無駄なコンクリートを軽減し、さらに、地震時に、梁に塑性ヒンジを発生させることができるので、エネルギーの吸収をも積極的に行うことができる。
尚、本発明は以上の実施の形態に限定されるものではなく、本発明の技術思想にもとづいて種々の設計変更が可能である。
具体的には、集合住宅建物の高さに応じて、コアフレームを下層をコアウォール部とし、その上層をコアウォール+梁部とする組み合わせのみから構成したり、さらにこの上層にコアウォール+柱+梁部を組み合わせた構成としてもよいのはもちろんである。
また、実施形態における無梁スラブに代え、梁を持つスラブであってもよい。さらに、本発明はチューブ架構以外、例えばラーメン架構などの常用される他方式の架構にも適用することができるのはもちろんである。

【発明の効果】
本発明は、以下に記載されるよう効果を奏する。
請求項1に記載の発明によれば、集合住宅建物において、コアフレーム低層階Lがコアウォール部のみから構成され、中層階Mがコアウォールと梁部とから構成され、上層階Nがコアウォールと柱と梁部とから構成され、最上層階Oが柱と梁部とから構成されるコアフレームを備え、中層階Mから上層階N、最上層階Oにかけてコアフレームの剛性調節が可能とされ、コアフレームに積極的にエネルギー吸収させるので、コンクリート量を低減できると共に、有効な動的特性を選択する事が可能である。したがって、最適な位置で梁にヒンジを生じさせることができ、コアフレームに積極的にエネルギーを吸収させることができる。
